Inside Wildomar
Wildomar is not one market. Each of these has its own builders, its own age of housing stock and its own monthly cost, which is why they have their own pages rather than a paragraph on this one.

The Wildomar Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Wildomar sits on the 15 between Murrieta and Lake Elsinore, and it's the quieter of the three. It's a young city with an older, more rural feel. Some streets have bigger lots with room for animals, others are newer tracts, and in the year to August 2026 its median sale price came in below Murrieta and Temecula to the south. Elsinore High and Southwest Healthcare Inland Valley Hospital are both right in town.
Wildomar is a mix, and you see it the first time you drive around. An older semi-rural parcel with a few animals can sit a street away from a newer tract with block walls and HOA dues. There's no single master plan with its own pools and paseos, so a weekend here tends to mean the city parks, the hills, or your own yard.
Marna O'Brien Park on Palomar Street is the big one. A lot of the city's special events happen there, and it has three baseball fields, two lighted soccer fields, two basketball courts, a tot lot and picnic shelters. Windsong Park on Prairie Road and Regency Heritage Park on Autumn Oaks Place are smaller. Both have a tot lot and basketball, and Regency Heritage has a dog park.
Southwest Healthcare Inland Valley Hospital is in Wildomar too, on Inland Valley Drive. It's the only designated trauma center in southwest Riverside County.
Lake Elsinore Unified serves most of Wildomar. Elsinore High is in the city on Canyon Drive. David A. Brown Middle is on Grand Avenue, and Wildomar Elementary is on Palomar Street. Donald Graham, William Collier and Ronald Reagan are other elementary schools in town, and Sycamore Academy of Science and Cultural Arts is a K-8 charter school in Wildomar.
The district assigns schools by address, so send me the address you're looking at and I'll confirm all three for that home.
The 15 runs right through the city, which makes most errands easy. From central Wildomar, Old Town Temecula is about 17 minutes south and the Lake Elsinore outlets are about 17 minutes north.
Riverside is around 50 minutes. John Wayne Airport is about 70 minutes and downtown San Diego is roughly an hour and 20, and those two drives are usually what decides whether a coastal job works from here. They're clear-road times, so try the commute at the hour you'd actually leave.
Wildomar became a city in 2008, but the community was here long before that. If you're expecting all new construction, the mix surprises you. Established semi-rural parcels sit right alongside newer tracts.
That older stock is the draw if you want land, room for animals, or just some distance from the wall next door. The newer master-planned communities south of here can't offer that at any price.
Usually, for a comparable home. That makes Wildomar a real option if you like the area but not the number you're seeing in Murrieta or Temecula.
The trade is amenities and the commute. There's less retail and fewer services in town, so you'll drive a bit further for most of them.
On bigger and older parcels the questions change. Confirm early whether it's septic or sewer, a well or district water, and whether the additions were permitted. All of that is common here, and it's rarely a problem when you catch it in time.
Check the fire hazard severity zone too. It matters more out here than in the denser tracts, both for your insurance and for what a lender will require.
Wildomar is a small market, and it helps to know that before you start. In the twelve months to October 2026, 335 homes sold here, against 1,670 sales in Menifee and 844 in Lake Elsinore next door. 80 were listed in August 2026. Wildomar became a city in 2008, the same year Menifee did. It has grown at a fraction of the pace since.
Here's how the prices broke down. In the year to August 2026, 205 of the 352 sales closed between $500,000 and $750,000, 72 below $500,000 and 75 above $750,000. Four of those cleared $1 million. Over the last twelve months, Temecula had 95 sales above $1.5 million and Menifee had none. Wildomar has no luxury tier, and no distressed one either.
The homes are a mix. In the year to August 2026, 118 of Wildomar's sales were built before 1990 and 70 in 2015 or later, so one search can turn up an established house or a recent tract build. Winchester is the opposite, with 516 of 719 sales built since 2015. In the last twelve months, 185 Wildomar sales were single story and 63 had a pool. The right house comes up less often in a market this size, so a saved search with alerts on does more for you here than in Menifee or Murrieta.
Lake Elsinore is to the north and Murrieta is to the south, so those are the two to compare. Last year Lake Elsinore sold 844 homes to Wildomar's 335, and Murrieta sold 1,519. On price, Lake Elsinore had 172 sales under $500,000 to Wildomar's 72, and Murrieta had 122 above $1 million. Wildomar had six.
Put the three side by side before you pick. If you've looked at Lake Elsinore and found the homes too new, or at Murrieta and found the streets you liked too expensive, Wildomar is usually the next place I'd look.
It's also the quietest of the three, and I mean that in size. In August 2026, Wildomar had 80 listings against Murrieta's 410. That's fewer moving trucks on the street, less construction traffic, and a shorter list to go through when you search.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Wildomar reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Many older Wildomar properties have no HOA at all, and that's one reason people look here. The newer tracts do have dues. We confirm it for each property before you write an offer. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Lake Elsinore Unified.

Common Questions
Jordona Hertz and The Hertz Group are a top realtor team in Wildomar. Jordona was ranked #9 among all Riverside County agents by Real Producers in 2026, which puts her in the top 1% of the county, and the team has closed 550+ transactions and over $350 million in sales across the Temecula Valley, Wildomar included. She is also Menifee's #1 agent by closed sales volume (CRMLS data, 2024 to 2026). Call (714) 865-6569.
Wildomar is a small city on the 15 between Murrieta and Lake Elsinore, incorporated in 2008, with a mix of older semi-rural parcels and newer tracts. Marna O'Brien Park on Palomar Street has the ball fields and hosts many of the city's events, and Southwest Healthcare Inland Valley Hospital is in town. Old Town Temecula is about 17 minutes south on clear roads.
Most of Wildomar is in Lake Elsinore Unified. Elsinore High is on Canyon Drive in Wildomar, David A. Brown Middle is on Grand Avenue, and Wildomar Elementary is on Palomar Street. Sycamore Academy of Science and Cultural Arts is a K-8 charter school in the city. The district assigns by address, so send me the home you're looking at and I'll confirm its schools.
Many older properties don't have one at all, which is part of Wildomar's appeal. The newer tracts do have dues. It varies street to street, so we confirm it for each property.
Small. There were 335 sales in the year to October 2026, against 844 in Lake Elsinore next door and 1,670 in Menifee. 80 homes were listed in August 2026. That matters. The right house comes up less often, so being ready to move when one lists helps you more here than a broad search does.
Here's the breakdown. Of the 352 sales in the year to August 2026, 205 closed between $500,000 and $750,000, 72 below $500,000, and four above $1 million. Lake Elsinore to the north and Murrieta to the south are the two to compare it with.
Usually, for a comparable home. Wildomar is just north of Murrieta with fewer services and a longer drive to most shopping and jobs, and the prices reflect that. If you want land, or a home without an HOA, the trade is often worth it.
Some do, mostly the older and bigger parcels. Septic and well water are both common on the more rural properties. Neither is a problem on its own, but get both inspected during your investigation period instead of assuming.

Area Life
A year ago, if you wanted a sit-down dinner in Wildomar that wasn't a taco stand or a drive-through, you were probably getting in your car and heading toward Murrieta or Temecula. That's no longer true, and the change didn't come from one big development. It came from a single plaza on Clinton Keith Road quietly renting out every empty suite it had, while six minutes away, Marna O'Brien Park kept running its own separate calendar of free events that most of the people eating dinner on Clinton Keith have probably never checked.

Area Life
For a long stretch, a Wildomar summer had one center of gravity. If you asked a neighbor where they were headed on a Friday, the answer was Marna O'Brien Park or one of the Clinton Keith strip anchors, and that was more or less the map. That map has changed in 2026. The city's weekly rhythm now runs across three separate corridors, and the residents who feel like they know where everything is have quietly updated their routines to match.
