Living in Audie Murphy Ranch, Menifee
Audie Murphy Ranch is a master-planned community in Menifee, named after the war hero and actor who once ranched this land. Paseos run between the streets, the Ranch House has two pools and a spa, and Taawila Elementary sits inside the community on Stage Coach Road. It's one of the most searched neighborhoods in the city, and it's also the one where the list price tells you the least about what you'll really pay each month.
What Is It Like To Live In Audie Murphy Ranch?
Busy, in a good way. The paseos run behind the back fences and between the tracts, so you can walk the dog or go for a run on a landscaped path instead of along a main road, with pocket parks and playgrounds along the way.
The Ranch House is the heart of it. It sits on 3.8 acres with two pools, a spa, a tot lot, a grassy amphitheater, barbecues and fire pits, and the clubhouse has a lounge and a kitchen. The Plunge is the other pool complex. Spirit Park, the sports courts and the 11-acre sports park with its ball fields cover the rest.
Then there's the stuff you only find out once you live here: Saturday morning yoga, kids clubs, DJs by the pool, movie nights, food truck nights, the list goes on.
Which Schools Serve Audie Murphy Ranch?
Audie Murphy Ranch is in Menifee Union School District for elementary and middle school and Perris Union High School District for high school. Taawila Elementary is on Stage Coach Road, inside the community. Kathryn Newport Middle is on Audie Murphy Road, about five minutes away. Paloma Valley High is on Bradley Road, roughly eight minutes.
The districts assign schools by address and the lines do move, so send me the street you're looking at and I'll confirm all three before you write an offer.
What Is Close By?
Countryside Marketplace, at Newport Road and the 215, is about seven minutes east. Better Buzz Coffee is there, and it's where most of the weekly errands happen. Canyon Lake is about ten minutes west.
Two ways out: east on Newport Road to the 215, or west on Railroad Canyon Road to the 15, with the Lake Elsinore outlets about fifteen minutes away on that side. Old Town Temecula is roughly 25 minutes south. Those are clear-road times, so try your commute at the hour you'd really leave.
Planned Around the Parks From Day One
Audie Murphy Ranch was built in phases by several big builders, so almost everything here is newer. Brookfield built Province, Richmond American built The Ridge and Horseshoe Ridge, Woodside built Remington and Dakota, and RSI built Willow Tree. The whole place was laid out around the sports park, the trails and the community spaces, and none of them were squeezed in afterward.
That's what people fall in love with. The paseos thread between the back fences and the roads, with a lawn or a bench every so often. It's also what the special tax district pays for, so let's be honest about that part too.
Newer Homes, and No Two Streets Alike
It's mostly detached single-family homes, with a lot of floor plans and sizes to pick from. Between the builders and the phases, two homes a street apart can have a completely different layout, finish level and lot.
The community is still pretty young, so you don't run into the deferred maintenance you see in older parts of the valley. What I ask about here is the lot, the solar setup and which phase the home was built in.
What the Assessment Actually Bought
Let's be straight about this part. Audie Murphy Ranch is inside a Community Facilities District, so there's a Mello-Roos tax every year on top of your regular property tax and HOA dues. It isn't a small number.
That doesn't make it a bad buy. The tax paid for the pools, parks and trails everyone loves here. It just means a payment worked out from the list price alone will come in low, sometimes by a lot, so I pull the figure for the exact parcel before you write an offer.
