The Heritage Lake Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Menifee for years eats.
Also ours: Giovanni's Pizza and Pasta · Robelle's Cookies
Where Menifee actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Menifee beyond the obvious, start with these.
Menifee's golf is Menifee Lakes Country Club: 36 holes on two Ted Robinson courses, the Lakes and the Palms, open to the public, with The Oasis and Menifee Lakes built right around it.
What’s Coming Up
From the City of Menifee’s own calendar, so it stays current without anyone here retyping it. These are Menifee-wide, and most are a short drive from Heritage Lake.
Check the Menifee calendar ↗ before you set out.
Heritage Lake is the lake community on the north side of Menifee. The streets wrap around a 25-acre lake with a paseo all the way around it, the clubhouse, lagoon pool and splash park sit by the water, and Mesa View Elementary is inside the community on West Heritage Lake Drive. It had 97 closings in the last twelve months, and it's the one most buyers moving to Menifee ask me about first.
It's the lake. The paseo loops all the way around the water, with palms along the path, and a lot of homes here are a short walk from it. In summer, get your loop in early, before the heat sets in.
The clubhouse and the lagoon pool sit right beside the lake, and the splash pad is close by. Away from the water there are sports courts and fields, basketball courts, a playground with picnic shelters, and play equipment tucked along the paseos. On a summer Saturday, the pool deck is where everybody is.
The older streets near the lake have grown-in trees and finished landscaping. Out toward the edges you'll still find a few newer streets filling in.
Heritage Lake is on the north side of Menifee, so the districts are different from the south of the city. Elementary and middle school are Romoland School District, and high school is Perris Union High School District. Mesa View Elementary is on West Heritage Lake Drive, inside the community. Ethan A. Chase Middle is on Calm Horizon Drive, about three minutes away. Heritage High is on Briggs Road, about six minutes north.
The district assigns schools by address and the boundaries do move, so send me the address you're looking at and I'll confirm all three before you get attached to the house.
Newport Road at the 215 is about ten minutes away, and that's where Countryside Marketplace is for coffee, dinner and most of the weekend errands. Old Town Temecula is about 25 minutes south when you want a real night out. Riverside is roughly 35 minutes north.
Those are clear-road times. The 215 at rush hour is a different story, so try the drive at the hour you'd actually leave.
Heritage Lake was laid out around the lake from the start, with the paseo, the clubhouse, the pool and the splash park all on the water. Homes closer to the lake sell for more. When I pull the comparable sales, you can see it clearly.
Most of it was built between about 2006 and 2015, so it's established without being old. The landscaping has grown in, the streets are finished, and the HOA has a track record you can actually read before you buy.
It's detached single-family homes, with a median around 2,400 square feet. Most plans are two-story. The single-story homes are fewer, and they go fast.
Which phase a home is in matters here. The earlier phases sit closest to the lake and the clubhouse. The later ones are further out, and they're priced to match for the same square footage.
HOA dues cover the lake, the clubhouse and the pools, so they run higher than in a community without those things. I think that's a fair trade. Just put the dues in your monthly payment before you decide, not after.
Ask which phase the home is in and how far the walk is to the lake and the clubhouse. Both move the price more than the listing photos let on, and I pull the Mello-Roos figure on the parcel while we're at it.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Heritage Lake reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Heritage Lake dues cover the lake, the paseo, the clubhouse and the pools, so they run higher than in a Menifee community without those amenities. Many homes here pay a Mello-Roos special tax on top of that. We confirm both numbers on the parcel before you write an offer. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Menifee Union, Romoland Elementary or Perris Union High.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%). Jordona Hertz of The Hertz Group is the #1 and top realtor in Menifee: Menifee's #1 real estate agent by closed sales volume (CRMLS data, 2024 to 2026), and ranked #9 among all Riverside County agents by Real Producers in 2026. Her team has closed 550+ transactions and over $350 million in sales across Menifee and the Temecula Valley, Heritage Lake included, and clients have rated her 5.0 on Zillow (91 team reviews), 4.9 on Google (65 reviews) and 5.0 on Yelp (26 reviews). #1 Top Realtor in Menifee: the record and homes we soldHeritage Lake is a master-planned community on the north side of Menifee, built mostly between 2006 and 2015 around a 25-acre lake. A paseo loops the water, the clubhouse, lagoon pool and splash park sit beside it, and there are sports courts, fields and playgrounds through the rest of the community. Homes are detached single-family, around 2,400 square feet at the median.
Newport Road at the 215, where Countryside Marketplace is, is about ten minutes from the middle of Heritage Lake on clear roads. Old Town Temecula is about 25 minutes south and Riverside about 35 minutes north. The 215 slows down a lot at rush hour, so try the drive at the hour you'd really leave.
There were 97 closings in the last twelve months. That means plenty of recent comparable sales to price a home from. I sort them by phase and by distance to the lake, because both move the price.
The lake and the paseo around it are community amenities, kept up by the HOA for residents. The association sets the rules on access, fishing and guests, so check the current rules for the home you're looking at before you plan a weekend around them.
Mostly the lake and paseo, the clubhouse, the pool and splash park, and the common landscaping. That's why dues run higher than in a Menifee community without those amenities. Ask for the current figure and the association's reserve study before you commit.
Romoland School District for elementary and middle school and Perris Union High School District for high school, which is a different setup from the south of Menifee. Mesa View Elementary is on West Heritage Lake Drive inside the community, Ethan A. Chase Middle is on Calm Horizon Drive about three minutes away, and Heritage High is on Briggs Road about six minutes away. Boundaries change, so confirm the schools on the exact address.
