The Farm Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
The Farm is the older Wildomar community off Bundy Canyon Road with the lake and the windmill. Its property owners association looks after 600 acres of common area, with three pools, two spas, 38 acres of citrus groves, a ball field, a tennis court and hiking trails. In the last year, 35 of 47 sales closed under $500,000. Of the 53 sales in the year to August 2026, 38 were manufactured homes on owned land instead of site-built houses.
Green, spread out and older. The common ground is the reason to look at The Farm. The association lists 600 acres of it, and inside that there are three pools, two spas, 38 acres of citrus groves, a baseball and soccer field, a basketball court, a tennis court, two tot lots, an amphitheater, hiking trails and a picnic area.
The lake sits in the middle. The association calls it the Main Pond, and fishing there is catch and release. Streets branch off Harvest Way and Windmill Road, the homes are almost all single story, and there are two RV storage areas for the trailer or the boat.
It runs like a small town. Board meetings are open to members at the Barn on the second Thursday of every month at 7 p.m., and the association puts out a monthly newsletter called the Gazette.
The Farm is in Lake Elsinore Unified. Elsinore High is on Canyon Drive in Wildomar, about four miles away by road. Ronald Reagan Elementary and Donald Graham Elementary are two of the closer elementary schools on the Wildomar side.
The district assigns schools by address, so send me the home you're looking at and I'll confirm all three before you get attached to it.
Bundy Canyon Road is the way in and out. The 15 is about four miles west, and central Wildomar is about 11 minutes. Head east instead and Newport Road at the 215 in Menifee is about 14 minutes.
Old Town Temecula is around 22 minutes south. Canyon Lake is about 26 minutes, and downtown San Diego is roughly an hour and a half. All of those are clear-road times, so drive it at the hour you'd really be leaving.
The Farm is in ZIP 92595 in Wildomar, and it doesn't look like the rest of the valley. Almost everything else on this site is a master plan from the last twenty-five years. Not The Farm. Forty-five of the fifty-three sales in the year to August 2026 were built before 1990. In the last twelve months, forty-five of forty-seven were single story.
It's built around a lake. On the far bank there's a windmill and a stone and timber clubhouse signed The Park, with a terrace over the water. A white footbridge crosses the lake, and the community's name is laid out in red letters on the slope above it. Most Wildomar and Lake Elsinore tracts have nothing like that in the middle, at any price.
The age works in its favor. The Farm has mature trees, established landscaping and lot layouts from back when Wildomar land was cheaper, and prices the newer parts of the valley don't reach anymore. Forty-seven homes sold here last year. In August 2026, thirteen were listed.
Mostly manufactured homes on owned land, and that's the first thing to understand here. Thirty-eight of the fifty-three sales in the year to August 2026 were recorded as manufactured on land. Fifteen were conventional site-built houses. Both kinds sit on their own lots, so you're buying the ground either way, which is what separates The Farm from a park where the land is rented. They're still different purchases and they price differently: over that year, a median of $450,000 for the manufactured homes against $529,950 for the site-built ones.
Single story and modest in size. In the year to August 2026, the median Farm sale was 1,632 square feet on a 0.17-acre lot with three bedrooms, where newer Murrieta and Temecula tracts are full of 3,000-square-foot plans. At that price they move fast. The median time on the market that year was 18 days.
In the last twelve months, thirty-five of forty-seven closed under $500,000, with a median of $463,000. In the year to August 2026, prices ran from $304,000 to $699,999, and the median was roughly a quarter of what a Los Ranchitos parcel cost. Over the last twelve months, two of the forty-seven had a private pool, which is less of a gap than it sounds with three community pools. Build years run 1972 to 2016, median 1985.
On a house built before 1990, treat the roof, the electrical panel, the plumbing and the windows as end-of-life questions. A home where all four have been done is a very different purchase from one where none have. The price often doesn't show the gap.
Ask about septic and water for the specific parcel. The Farm sits off Bundy Canyon Road in older semi-rural Wildomar, where not every property is on the same services, so don't assume.
Check what the association covers and how well it's funded. At The Farm the shared amenities are a lot: three pools, two spas, the lake, the footbridge, the groves and 600 acres of common area. Dues alone won't tell you whether the reserves can keep up with all of it.

Before you work out a payment
Homes built before 1990 mostly came before the Mello-Roos districts that fund the valley's newer master plans, so a special assessment is unlikely here. We still confirm it on the specific parcel.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in The Farm reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
The Farm Property Owners Association charges around $89 a month on recent sales. For that it maintains the lake, a footbridge, the clubhouse signed The Park, three pools, two spas, the citrus groves and the grounds around them. That's a lot of shared infrastructure for a community at this price, so ask about the reserves behind the dues before you worry about the monthly number. Get the reserve study and any special assessment history. Water features, pools and bridges are the things that lead to one. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Lake Elsinore Unified.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%). The Farm is in Lake Elsinore Unified. Elsinore High on Canyon Drive in Wildomar is about four miles away by road. Elementary and middle school assignments go by address, so send me the home you're looking at and I'll confirm them.
About four miles. Bundy Canyon Road runs west from The Farm to the 15, and central Wildomar is about 11 minutes. Newport Road at the 215 in Menifee is about 14 minutes east and Old Town Temecula around 22 minutes, on clear roads.
Thirty-five of the forty-seven homes that sold in the last twelve months closed under $500,000. The median was $463,000. In the year to August 2026, the range ran from $304,000 to $699,999. Current asking prices are on this page, live from the MLS.
Older than almost anywhere else on this site. Forty-five of the fifty-three sales in the year to August 2026 were built before 1990, and build years run 1972 to 2016. On a house that age the roof, electrical, plumbing and windows are replacement questions, so ask which ones have already been done.
Mostly, yes. Thirty-eight of the fifty-three sales in the year to August 2026 were recorded as manufactured on land, and fifteen were conventional site-built houses. Either way you own the lot, which is what separates The Farm from a park where the ground is rented. Settle which kind it is early. It changes which mortgage products you can get and what the insurance costs.
Yes. The Farm is built around one, with a windmill and a clubhouse signed The Park on the bank, a white footbridge across the water and the community's name in red letters on the slope above. The association calls it the Main Pond, fishing is catch and release, and dues on recent sales run around $89 a month.
Almost all of them. Forty-five of the forty-seven sales in the last twelve months were single story. The Farm itself has no age restriction.
