Living in Centennial, Menifee
Centennial is one of Menifee's newest communities. It was built from about 2019 right beside Centennial Park, the city's ten-acre park off Holland Road and Briggs Road, and Southshore Elementary is less than half a mile away. The median is around $729,000 for roughly 2,650 square feet. In August 2026 it was among the priciest communities in Menifee.
What Is It Like To Live In Centennial?
A lot of life here happens at Centennial Park. It's a ten-acre city park on Shire Horse Way with two baseball fields, a multi-use field, two basketball courts, shaded playground equipment and covered picnic space. The city added 15 light towers over the fields in 2021, so games and practices keep going after dark.
The rest of the neighborhood is compact and tidy. The homes all went up within a few years of each other, so the streets look like they belong together, and from the courts you're looking straight at the hills.
Which Schools Serve Centennial?
Centennial is in Menifee Union School District for elementary and middle school and Perris Union High School District for high school. Southshore Elementary is on Southshore Drive, less than half a mile away, and Sally Buselt Elementary is on Wickerd Road. Bell Mountain Middle is on La Piedra Road. Liberty High is on Leon Road, just over the line in Winchester.
The district assigns schools by address and boundaries can change, so confirm them for the home you're looking at. I'm happy to check it for you.
What Is Close By?
The 215 is about three miles west at Newport Road, roughly ten minutes, and Countryside Marketplace is by that on-ramp with Better Buzz Coffee, Chipotle and the everyday errands. Loma Linda University Medical Center in Murrieta is about fifteen minutes away.
Old Town Temecula is around 25 minutes south. Head east instead and Diamond Valley Lake in Hemet is about the same drive.
How New Is Centennial?
Centennial is recent construction on the east side of the city, and it's priced like it. In August 2026 no Menifee community with real sales volume behind it had a higher median.
Because it's new and compact, the market here is unusually consistent. Homes are close in age, condition and spec, so comparable sales land close together and pricing one is more straightforward than in an older neighborhood.
What Are The Homes Like In Centennial?
They're current detached homes, about 2,650 square feet at the median, built to California's late 2010s energy code. Solar, high-efficiency systems and EV-ready electrical came standard.
Deferred maintenance isn't a factor yet. What moves the price is the lot: where it sits, which way the house faces and which phase it was built in.
What Should You Check Before Buying In Centennial?
Check the Community Facilities District assessment. Menifee homes this new usually have one, and it's usually a big number.
Then ask what builders are offering elsewhere in the city at the same price. On homes this new, that's the comparable I use to find the ceiling.
