How a Sale Actually Goes

Selling well is mostly decided before the sign goes up: in the price, the preparation and the first two weeks of marketing. Eight steps, in the order they happen in California.

Step 1: Understand Why You're Selling

Your reason sets your strategy. A seller who needs to be in another state by August and a seller who will only move at the right number should not run the same listing, price it the same way, or answer an offer the same way.

Be direct with us about the constraint that actually matters: timing, proceeds, or certainty of close. It is the single piece of information that shapes every recommendation we make afterward.

Step 2: Determine Selling Price

Price is set by recent closed sales of genuinely comparable homes, adjusted for condition, lot and any special tax district, not by what a national estimate tool infers from square footage.

Overpricing costs more than it looks. The first two weeks draw the most qualified traffic of the entire listing; spend them at the wrong number and you are negotiating from a stale listing by the time you correct it.

Instant Property Valuation

Have an Expert Help You Find Out What Your Home Is Really Worth Today

Discover your property’s value through an accurate evaluation and tailored insight from someone who sells in your neighborhood every month, not an automated guess.

Good to know: the instant estimate isn’t accurate on its own, because it’s missing data about your home. An agent will reach out to discuss your home’s features and give you an accurate valuation.

Step 1 of 3: start with the address

  1. 1
  2. 2
  3. 3

Step 3: Start Preparations

Repairs, paint, landscaping and decluttering return more per dollar than almost anything else you can do, because they change what a buyer believes about the rest of the house.

We will walk the property and tell you which items are worth doing and which are not. Not every recommended repair pays for itself, and we would rather you kept the money.

Step 4: Develop a Marketing Strategy

Professional photography, video and a dedicated landing page for the property, syndicated to the MLS and every major portal within minutes of going live, then paid traffic driven straight at that page while the listing is new.

That last part is the piece most listings skip. The first two weeks are when demand is highest, and it is the window worth spending money on.

Step 5: Evaluate Offers

The highest number is not always the best offer. Financing type, deposit size, contingency periods, requested credits and the buyer's own contingent sale all change how likely that number is to survive to closing.

We will lay the offers out side by side on terms, not just price, and tell you which one we would take and why.

Step 6: Accept an Offer

Acceptance opens escrow and starts every clock in the contract at once: the buyer's deposit, their investigation period, their loan and appraisal contingencies.

Your disclosure obligations start here too. In California that means the Transfer Disclosure Statement, the Natural Hazard Disclosure and anything else you know about the property. Complete disclosure is also your best protection after closing.

Step 7: Get Ready to Close

Expect a request for repairs after the buyer's inspections. It is a negotiation, not a demand, and it is usually settled with a credit rather than work.

Meanwhile the appraisal is ordered, the loan moves to final approval, and title clears. We track all three so nothing surfaces in the last week that could have been handled in the first.

Step 8: Close

You sign at escrow, the buyer funds, and the deed records with Riverside County. Recording is the moment the sale is final, and your proceeds are wired the same day or the next.

Cancel your insurance after recording rather than before, and keep the closing statement: your accountant will want it at tax time.

Congratulations!

The sale records and the proceeds are yours. If the next step is another purchase (here or somewhere else), we can either handle it or hand you to an agent we trust in that market.

Common Questions

Selling in the Temecula Valley

How much is my home worth in Menifee?
The honest answer requires looking at your specific property: recent closed sales of comparable homes nearby, adjusted for condition, lot position, upgrades and any Mello-Roos or HOA obligation attached to the parcel. An online estimate cannot see the inside of your house or the district your parcel sits in, which is why it is often off by a wide margin in newer Riverside County communities.
What does it cost to sell a home in California?
Typical seller costs include the brokerage commission agreed in your listing agreement, escrow and title fees, county and any city transfer taxes, a natural hazard disclosure report, and any credits negotiated with the buyer. We will give you a written net-proceeds estimate before you list, so the number at the end is not a surprise.
Should I make repairs before listing?
Some, not all. Paint, landscaping, deep cleaning and decluttering reliably return more than they cost because they change what a buyer assumes about everything they cannot see. Major renovation shortly before a sale usually does not. We walk the property and tell you which is which.
How long will it take to sell?
It depends on price, condition and the season, and it is best answered for your specific property rather than in general. Once you accept an offer, a financed buyer commonly needs 30 to 45 days to close in Riverside County.
