Inside Winchester
Winchester is not one market. Each of these has its own builders, its own age of housing stock and its own monthly cost, which is why they have their own pages rather than a paragraph on this one.

The Winchester Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Winchester is more of a mailing address than a town. It's an unincorporated stretch of Riverside County between Menifee, Murrieta and Hemet, and the name covers the small settlement on Winchester Road, French Valley to the south and a run of newer master-planned tracts in between. Menifee is about ten minutes west, Old Town Temecula about 25 minutes south. We do more business here than in most of the incorporated cities around it, and almost all of it is new construction.
Most of Winchester went up in the last twenty years as master-planned tracts, so the homes are newer and bigger than what the same money buys closer to the 15. The parks, sport courts and trails were built in with the houses. Nobody had to find room for them later.
Where you land changes the day to day, though. The north end, around Winchester Road and Pleasant Valley, looks toward Hemet and Menifee: Menifee City Hall is about ten minutes west, Hemet about fifteen minutes east, and Diamond Valley Lake is a few miles east for boating, fishing, kayaking and the Lakeview Trail. French Valley, at the south end, sits right up against Murrieta, so Loma Linda University Medical Center in Murrieta is about ten minutes away and the Promenade in Temecula about fifteen.
Those two ends are about 12 minutes apart by car. Pick the end first, then the house.
Up north, Winchester Elementary is on Winchester Road, and Pleasant Valley Elementary is nearby. Both are Hemet Unified. Liberty High, on Leon Road, is Perris Union High School District. In French Valley, French Valley Elementary is on Cady Road and Susan La Vorgna Elementary is on Algarve Avenue, both Temecula Valley Unified, and Harvest Hill S.T.E.A.M. Academy is a Menifee Union K-8 campus close by.
That's four districts in one postal area, so I never go by the city on the listing. Send me the address and I'll confirm the schools before you write an offer.
Because the Census and the post office mean different things by it. The Census counts a small settlement called Winchester, with under four thousand people. The 92596 postal area with the same name is many times that, taking in French Valley and the tracts spreading north and west of it. French Valley alone has more than ten times the population of Winchester proper.
It matters more than it sounds. Homes marketed as Winchester are spread across roughly nine miles, so two listings with the same city on them can be a fifteen-minute drive apart, with different schools, different commutes and different builders. Ask where a home actually sits.
Close to it. Most of the homes here are master-planned development from the last two decades, in Pleasant Valley, Leon Ridge, Winchester Hills, Amber Valley and the tracts around them. You get modern floor plans and solar on a lot of roofs, and the parks, sport courts and trails were there from the start.
New tracts come with their own costs. HOA dues are common, and Mello-Roos community facilities district assessments are widespread here. On a new tract home those can be a big part of the monthly payment, and the listing won't always tell you.
One of four. Temecula Valley Unified covers much of French Valley, and Hemet Unified covers Winchester proper and communities including Pleasant Valley. Menifee Union and Perris Union High School District each take in parts of the area too.
There’s no single answer to “what schools does Winchester have,” and a district boundary here can run between two streets in the same tract. If schools are driving your decision, confirm the assignment for the specific address before you write an offer. Not for the community, and not for the city.
Winchester sits inland of the Interstate 15 corridor, with State Route 79 running through it toward Temecula to the south and Hemet to the northeast. From the north end, Old Town Temecula is about 25 minutes and the Promenade, over by the 15, about 21. Being inland is most of the value. You get newer, bigger homes for less than the same thing in Murrieta or Temecula.
The trade is the drive. Most shopping and jobs are toward Temecula and Menifee, and the 79 gets real commuter traffic at peak hours. Those times above are clear roads. Drive your actual commute at your actual hour before you commit, because the gap between the map and a Tuesday at eight is what buyers here underestimate most.
Winchester is the newest place in the valley by a wide margin. Of its 767 sales in the year to August 2026, 548 were built in 2015 or later and only 18 before 1990. Nowhere else on this site comes close, and Canyon Lake had four new-build sales in the same period.
That shapes the prices. Of the 767, 582 closed between $500,000 and $750,000, with 88 below and 97 above. In the last twelve months, two sales went above $1 million and one above $1.5 million. There's almost no fixer market either, since there are so few old homes to fix.
What you get is predictability. You're mostly choosing between recent houses of about the same age and price, so comparing them is easy. Your offer matters more than your search. There were 187 homes on the market in August 2026.

The Detail

The Market
Winchester has 206 homes on the market today, asking a median of $629,495. Over the last 90 days 165 sold, at a median of $637,730, typically 30 days after listing. Sellers are holding their number. Homes are closing at 100.0% of asking price, so expect to compete.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Winchester reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Plan on dues and check for Mello-Roos. Most of what sells here is master-planned tract housing, which usually has an HOA and is often inside a community facilities district. That assessment can be a big part of the monthly cost, and it runs for a fixed term. I get both numbers before you write an offer. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Temecula Valley Unified or Hemet Unified.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%). Results are withheld for small cohorts to protect pupil privacy. Distances are straight-line from the center of Winchester to the school’s published location, a guide to how close it is, not a walking route.
Overview
3,716 people live in Winchester, with a median age of 35.4. 84% of homes are lived in by their owner, and the median household earns $75,353. The average commute is 44 minutes each way.
These figures are for the Census-defined Winchester CDP, a settlement of under four thousand people. The Winchester postal area the listings above cover is much bigger and includes French Valley, so these numbers describe the historic core, not the whole market.

Common Questions
Jordona Hertz and The Hertz Group are a top realtor team in Winchester. Jordona was ranked #9 among all Riverside County agents by Real Producers in 2026, which puts her in the top 1% of the county, and the team has closed 550+ transactions and over $350 million in sales across the Temecula Valley, Winchester included. She is also Menifee's #1 agent by closed sales volume (CRMLS data, 2024 to 2026), and clients have rated her 5.0 on Zillow (91 team reviews), 4.9 on Google (65 reviews) and 5.0 on Yelp (26 reviews). Call (714) 865-6569.
Mostly newer master-planned neighborhoods with parks, sport courts and trails built in. The north end around Winchester Road and Pleasant Valley is about ten minutes from Menifee City Hall and a few miles from Diamond Valley Lake. French Valley, at the south end, is about ten minutes from Loma Linda University Medical Center in Murrieta. The two ends are about 12 minutes apart.
From the north end of Winchester, Old Town Temecula is about 25 minutes on clear roads and the Promenade about 21. From French Valley it's closer: the Promenade is about fifteen minutes. The 79 gets real traffic at peak hours, so test your drive at the time you'd make it.
Yes, the lake is a few miles east of Winchester proper. It's a Metropolitan Water District reservoir open for boating, fishing, kayaking, canoeing and sailing, with the 21.8-mile Lakeview Trail around it. Swimming, water skiing and personal watercraft aren't allowed, since it's drinking water.
Pretty much. Of 767 sales in the year to August 2026, 548 were built in 2015 or later and just 18 before 1990, the newest housing of any community on this site. If you want an established neighborhood with mature trees, look elsewhere. If you want a house nobody has worn out yet, this is the place.
Most sell in one band. Of the 767 sales in the year to August 2026, 582 closed between $500,000 and $750,000, with 88 below and only three above $1 million. The homes are almost all recent and similar, which is why the range is so tight, and it makes pricing a Winchester home a lot easier than pricing one in Murrieta.
No. It's an unincorporated part of Riverside County, and the Census-defined Winchester is a small settlement of under four thousand people. The 92596 postal area that shares the name is much bigger and includes French Valley. That's why two homes marketed as Winchester can be several miles apart.
There are four. Temecula Valley Unified serves much of French Valley, Hemet Unified serves Winchester proper and communities including Pleasant Valley, and Menifee Union and Perris Union High School District each cover parts of the area. Boundaries can run between streets in the same tract, so confirm the assignment for the specific address.
Location. Winchester sits inland of the Interstate 15 corridor, so you usually get a newer, bigger home for the money and a longer drive to most shopping and jobs. Put the HOA dues and any Mello-Roos assessment into the comparison, because on a new tract home they can close a lot of the gap.
