The Hidden Hills Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Menifee for years eats.
Also ours: Giovanni's Pizza and Pasta · Robelle's Cookies
Where Menifee actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Menifee beyond the obvious, start with these.
Menifee's golf is Menifee Lakes Country Club: 36 holes on two Ted Robinson courses, the Lakes and the Palms, open to the public, with The Oasis and Menifee Lakes built right around it.
What’s Coming Up
From the City of Menifee’s own calendar, so it stays current without anyone here retyping it. These are Menifee-wide, and most are a short drive from Hidden Hills.
Check the Menifee calendar ↗ before you set out.
Hidden Hills is newer construction in south-west Menifee, built around its own city park on Eaton Lane with paseos running between the homes. Evans Ranch Elementary, Menifee Valley Middle and Paloma Valley High are all within about a mile. The median is around $620,000 for about 1,850 square feet, with thirteen closings in the last twelve months. In August 2026 few newer Menifee homes came in cheaper.
Hidden Hills is small, and you can learn it in one drive around. Hidden Hills Park sits in the middle on Eaton Lane, a city park of about five acres with courts and a lawn, and paseos thread out from it between the homes. Most streets are a short walk from the green.
It's a hillside tract, so the lots sit at different heights and the slopes are part of the picture. The other thing worth knowing is the schools. Three of them, elementary right through high school, are within about a mile, so the morning drop-off is a short one.
Hidden Hills is in Menifee Union School District through eighth grade and Perris Union High School District after that. Evans Ranch Elementary is on Evans Road and Menifee Valley Middle is on Garbani Road. Paloma Valley High is on Bradley Road, and Chester W. Morrison Elementary is a little further up the same road.
The district assigns schools by address, so confirm them for the home you're looking at. Send it to me and I'll check.
The 215 is about three miles east at Newport Road, roughly ten minutes, and Countryside Marketplace sits by that on-ramp with Better Buzz Coffee, Chipotle and the rest of the errands. Loma Linda University Medical Center in Murrieta is about fifteen minutes away.
Canyon Lake is about 20 minutes west, and Old Town Temecula is around 25 minutes south when you want a night out.
Hidden Hills went up in two waves: a first phase from about 2010 to 2013, then most of the homes from 2017 to 2021, with 2018 the busiest year. The homes are smaller than in Menifee's biggest communities and priced that way, which makes it a good place to look if you want a newer home without paying for extra square footage.
It's in the south-west part of the city, on the Canyon Lake and Quail Valley side of the I-215. You don't cross the freeway to get to either one, and the commute starts with a short run east to the on-ramp instead.
They're detached single-family homes with a median around 1,850 square feet. That's on the smaller side for a newer Menifee tract. They went up under the energy code of the late 2010s, so solar and the efficiency standards came with the house.
The homes are recent and pretty similar. Price here comes down to where the lot sits and which phase it's in, and condition matters a lot less than it would in an older neighborhood.
Ask whether the parcel is in a Community Facilities District. On Menifee homes this age Mello-Roos is common, and it's a real number.
Then look hard at the lot. This is a hillside tract, so grading, drainage and who maintains the slope can change from one parcel to the next in a way they don't on flat ground.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Hidden Hills reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
This is newer Menifee construction, so I assume there's a Community Facilities District until the disclosure says otherwise. On homes this age, the Mello-Roos special tax is often the biggest line after principal and interest. We check the exact assessment on the parcel. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Menifee Union, Romoland Elementary or Perris Union High.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%). Results are withheld for small cohorts to protect pupil privacy. Distances are straight-line from the center of Hidden Hills to the school’s published location, a guide to how close it is, not a walking route.

Yes. Hidden Hills Park is a city park of about five acres at 31727 Eaton Lane, with courts and a lawn, and paseos run from it between the homes.
About three miles. The Newport Road on-ramp is roughly ten minutes east, and Countryside Marketplace is right beside it.
Hidden Hills is a neighborhood in the south-west part of Menifee, in Riverside County, ZIP 92584. It isn't its own city, so Menifee's city-wide figures describe the area around it more than the community itself.
About 1,850 square feet at the median. Most homes were built between 2017 and 2021, with an earlier phase from 2010 to 2013. Homes vary, so go by the one you're looking at instead of the community average.
It depends on the parcel, and it's always disclosed. Where a Community Facilities District applies, the special tax is a big ongoing cost on top of your base property tax and any HOA dues, so put it in your monthly number before you decide.
