Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Temecula for years eats.
Also ours: The Press Espresso · Corbeaux Wine and Tea House
Where Temecula actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Temecula beyond the obvious, start with these.
Also ours: Akash Winery & Vineyard
Temecula has more good golf inside twenty minutes than anywhere else in the valley: the course a community is named for, and the one down in the De Luz canyon with a grill attached.

Latest from the City of Temecula
All Temecula news ↗Meadowview is Temecula's original equestrian community: 899 custom homes, first built in 1969, with about 23 miles of riding and hiking trails, two pools and an arena run by the association. Rancho Elementary and two middle schools are a few minutes away. The lots are big: 26 of the 27 sales in the year to August 2026 sat on half an acre or more. Over the last twelve months, 30 homes sold, six in ten of them single-story, and 27 closed above $1 million.
Meadowview doesn't look like the rest of Temecula. It's 899 custom homes on lots of half an acre and up, spread across 1,175 acres on the north side of the city, and 380 of those acres are common land the association keeps open. It was laid out for horses.
The trails are the reason. Roughly 23 miles of them wind through the community for riding, hiking and cycling, and there's an equestrian arena with round pens. Then there's the rest of what the association runs: a clubhouse, two heated pools, a spa and a wader pool, a tot lot and picnic areas, and tennis, basketball and pickleball courts.
And it's still close to town. The Promenade is about five minutes away.
Meadowview is in Temecula Valley Unified, and several campuses sit just outside it. Rancho Elementary is on La Serena Way, about three minutes from the middle of the community, and Temecula Elementary is on Moraga Road. James L. Day Middle on Camino Campos Verdes and Margarita Middle on Margarita Road are each about three minutes away. For high school, Chaparral High is on Nicolas Road and Temecula Valley High is on Rancho Vista Road, around five or six minutes either way.
Which of those a home is assigned to depends on the address. Send me the one you're looking at and I'll confirm the schools before you write an offer.
Promenade Temecula is about 1.8 miles by road. Old Town is about seven minutes, and the 15 is about the same, which is a short run for a place with this much land. Ronald Reagan Sports Park is around six minutes.
Head east on Rancho California Road and you reach the wine country arch at Butterfield Stage Road. Temecula Valley Hospital is about eleven minutes away, and Lake Skinner Recreation Area is about 25 minutes northeast.
Meadowview calls itself the original Temecula, and it has the date to back that up. It was established in 1969, when this whole area was still called Rancho California. Today it's 899 custom homes on individual lots wrapped around 380 acres of common area, and that open ground explains most of what the place is.
That shared land is what makes it a working equestrian community. The trails, the arena and the round pens all run across it, and so do the pools and the courts. Meadowview is minutes from Rancho California Road and looks nothing like the tracts on either side of it.
Custom and varied, because Meadowview went up over three decades. Of the twenty-seven sales in the year to August 2026, ten were built in the 1970s, seven in the 1980s, six in the 1990s and four since 2000. No master plan decides what a house here looks like.
In the year to August 2026, sizes split almost evenly into three groups: 1,600 to 2,200 square feet, 2,200 to 3,000, and over 3,000. Eighteen of those twenty-seven were single-story, a far higher share than Temecula's newer communities showed. Eleven had a pool.
In the year to August 2026, nothing closed under $800,000, and that's with 1970s houses in the mix. Over the last twelve months, twenty-seven of thirty sales closed above $1 million.
On half an acre or more, ask what it really costs to keep up. Landscaping, irrigation and water on a Meadowview lot add up to a very different monthly number from a tract yard. When people move up to land, it's the running cost they underestimate most.
Find out what the association allows on the parcel. Meadowview Community Association is managed by FirstService Residential, and the CC&Rs decide horses, outbuildings and extra structures. Ask them directly. Don't go by the acreage, or by the barn next door.
Roughly two thirds of the sales in the year to August 2026 were built in the 1970s or 1980s. On a house that age I treat the roof, the electrical panel, the septic or sewer connection and the original windows as end-of-life questions, and on a custom home this size those are big numbers.

Before you work out a payment
Most of Meadowview is older than the Mello-Roos districts that pay for Temecula's newer tracts, so a special assessment is unlikely. The handful of homes built since 2000 are worth confirming on the parcel.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Meadowview reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Meadowview Community Association, managed by FirstService Residential, maintains 380 acres of common area, 23 miles of trails, an equestrian arena and round pens, two pools and a spa, and tennis, basketball and pickleball courts. That's a lot of ground for 899 homes to carry, so read what the dues pay for and ask for the reserve study. Confirm what the CC&Rs allow on the parcel too, because that's where horses and outbuildings get decided. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Temecula Valley Unified or Riverside County Office of Education.

Figures are for the city of Temecula. Meadowview is a community inside it rather than a separate Census place, and as a large-lot enclave its own profile sits well above the city's.

About seven minutes. Promenade Temecula is about five minutes away and Old Town is about seven.
Big by Temecula standards. Twenty-six of the twenty-seven sales in the year to August 2026 were on half an acre or more, where a generous tract lot elsewhere in the city is a quarter acre. That land is why the community exists, and it's what the prices reflect.
Nothing closed under $800,000 in the year to August 2026. Over the last twelve months, twenty-seven of thirty sales went above $1 million. That puts it with La Cresta and the wine country at the top of the valley, well above Temecula's tract communities.
Yes. Meadowview is a real equestrian community, with roughly 23 miles of trails, an equestrian arena and round pens kept up by the association. What you can keep on a specific parcel still comes down to the CC&Rs, so confirm with Meadowview Community Association before you count on it.
Many are. Nineteen of the last thirty sales were single-level. The houses are custom builds, because Meadowview went up over three decades.
