Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Temecula for years eats.
Also ours: The Press Espresso · Corbeaux Wine and Tea House
Where Temecula actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Temecula beyond the obvious, start with these.
Also ours: Akash Winery & Vineyard
Temecula has more good golf inside twenty minutes than anywhere else in the valley: the course a community is named for, and the one down in the De Luz canyon with a grill attached.

Latest from the City of Temecula
All Temecula news ↗Lake Village is the 1970s tract off Rancho California Road built around its lakes, and its association calls it the first community in Temecula. Vail Elementary is on one of its streets, Temecula Valley High is about two minutes away and Old Town about five. Plenty of the houses are single-story. Nine of the 13 homes sold last year were single-level.
Lake Village is small and settled, 251 homes around the water in central Temecula, and its association calls it the first community in the city. The association keeps two lakes, a pool, playgrounds, basketball and tennis courts, picnic grounds and walking paths. The grounds are a Certified Wildlife Habitat.
The trees have had more than fifty years to grow. Most homes are single-story, the streets bend with the shoreline, and very little here looks like the newer master plans across town.
Lake Village is in Temecula Valley Unified. Vail Elementary is on Mira Loma Drive, one of the Lake Village streets, so plenty of homes here are a short walk from it. Temecula Elementary on Moraga Road is about four minutes away. Margarita Middle is on Margarita Road, also about four minutes, and Temecula Valley High on Rancho Vista Road is only about two.
The district assigns schools by address. Send me the address and I'll confirm the schools for that home.
Location is the easy part. Ronald Reagan Sports Park is about two minutes away and the Temecula Duck Pond about three. Old Town Temecula is about two miles west, roughly five minutes, and the Promenade mall is about seven.
Temecula Valley Hospital on Temecula Parkway is about eight minutes. Next door is Los Ranchitos, the district of one to four acre parcels between Old Town and Temecula Parkway.
Lake Village was established in 1969, and its monument still calls it the Gaslamp Community, after the lanterns on the brick entry piers. It sits off Rancho California Road in central Temecula, and the water gives the tract both its name and its unusual street layout, with Villa Alturas, Mira Loma, San Julian and La Primavera curving along the shore instead of running in a grid. It's older, and it looks it. You get the grown trees, filled-in planting and wide, mature streets of an established neighborhood.
It's a small tract. Thirteen homes sold here in the twelve months to October 2026. In August 2026 one was on the market, and the MLS showed 142 recorded sales over the life of the community.
Start with the floor plans. Nine of the last 13 Lake Village sales were single-level, about seven in ten. Across Temecula's newer master plans it was roughly one in five in the year to August 2026.
These are modest houses on modest lots. Over the last twelve months the median home was 1,645 square feet. In the year to August 2026 the median lot was 0.195 of an acre, and of those 13 sales, five were under 1,600 square feet, six were between 1,600 and 2,200, two were bigger than that and the median had four bedrooms. Four of the last 13 sales had a pool.
Over the last twelve months the median sale was $715,000, for a 1970s house on a modest lot. In the year to August 2026, prices ran from $600,748 to $870,000 and the median was 18 days on market.

Before you work out a payment
Every recent Lake Village sale was built between 1969 and 1977, before the Mello-Roos districts that pay for Temecula's newer tracts, so a special assessment is unlikely on a Lake Village parcel. I'd still confirm it on the address.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Lake Village reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Lake Village does have a homeowners association, the Lake Village Community Association, and recent records put the dues at $110 to $120 a month. That's what maintains the lakes the tract is built around. Shared water is a real obligation, and here it's actually funded instead of left informal. Read what the dues cover and ask for the reserve study, because lakes are an expensive thing for 1970s tract homes to be responsible for. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Temecula Valley Unified or Riverside County Office of Education.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%).
