The Sun City Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Menifee for years eats.
Also ours: Giovanni's Pizza and Pasta · Robelle's Cookies
Where Menifee actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Menifee beyond the obvious, start with these.
Menifee's golf is Menifee Lakes Country Club: 36 holes on two Ted Robinson courses, the Lakes and the Palms, open to the public, with The Oasis and Menifee Lakes built right around it.
What’s Coming Up
From the City of Menifee’s own calendar, so it stays current without anyone here retyping it. These are Menifee-wide, and most are a short drive from Sun City.
Check the Menifee calendar ↗ before you set out.
Sun City is Del Webb's original 1960s 55+ community, part of Menifee since 2008, with flat streets and single-story homes built from 1962 onward. The Sun City Civic Association on Sun City Boulevard runs the pools, the courts, a wood shop and a library. Of the 242 Sun City homes that sold in the year to October 2026, all were single-story. On price, all of them closed under $500,000.
Sun City is flat, single-story and built around its own civic association, and that's what sets it apart from every other neighborhood in Menifee. The Sun City Civic Association campus is at 26850 Sun City Boulevard, and the association counts 4,766 residences in the community.
Here's what's actually there. Two pools and a spa, a fitness center, pickleball courts, tournament horseshoe pits, indoor tournament shuffleboard, lawn bowling and a billiards hall. Then an amphitheater, a stage and ballroom, a wood shop, a lapidary room for rock polishing, jewelry and metalwork, and a library. The association keeps an activity calendar for its clubs, and you can find it on their website.
For a walk, the Salt Creek Trail runs right through. Lazy Creek Park and Recreation Center is on Lazy Creek Road, and John V. Denver Park is a small city park on Encanto Drive.
McCall Boulevard runs through Sun City and meets the 215 at the interchange by Encanto Drive and Bradley Road. From the middle of the community the freeway is a little over half a mile away as the crow flies, and from there it's north toward Riverside or south to Murrieta and Temecula.
Menifee Global Medical Center is on McCall Boulevard and has a 24-hour emergency department. Loma Linda University Medical Center Murrieta is on Baxter Road in Murrieta.
For dinner close to home, Lady R Bistro is right on Sun City Boulevard. It's newer, and it's our pick for eating out in Sun City.
Read the street signs and you'll see the golf names everywhere: Pebble Beach Drive, Oakmont Drive, Pinehurst, Cherry Hills Boulevard.
The courses themselves have changed. The North Course closed in 2017. Cherry Hills Golf Course was sold to Ambient Communities, a San Diego developer, in January 2024 and has stayed closed. In early 2026 the city said no formal development application had been submitted, and any new use would need a zoning change.
If a home backs onto either course, ask me where that land stands before you write an offer. What happens there decides what's behind your back fence.
The Del Webb Corporation started building Sun City in 1962, on the model the company had already proved in Arizona: single-story houses on flat, walkable streets, built around a civic association with its own recreation buildings. It was its own town for forty-six years, and it kept the name when Menifee incorporated in 2008 and took it in.
That history is why it looks nothing like the rest of the city. Menifee's other communities are master plans from the last twenty years, with two-story homes, tile roofs and gates. Sun City is sixty years older, and you can tell from the first street you turn onto.
What the Del Webb model really left behind is the Sun City Civic Association, and a listing photo never shows it. Very little of what the association runs exists anywhere else in the valley, at any price. I can't think of another neighborhood around here with a lapidary room for rock polishing, jewelry and metalwork.
Sun City also sits on the Salt Creek Trail, which runs east through Menifee and is shared with the rest of the city, so your walks don't stop at the community's edge. Lazy Creek Park is a short way off the trail.
These are small single-story houses. Of the 242 Sun City homes that closed in the last twelve months, all were single-story. In the year to August 2026, roughly three quarters of the homes sold were under 1,600 square feet. Of those, about 150 went up between 1962 and 1970, and the rest came over the two decades after.
Now the prices. In the year to August 2026, most Sun City sales closed between $300,000 and $500,000, and none went over half a million. If budget is what decides it for you, this is where the valley still has an answer.
Start with the age restriction and make sure it works for your household. Sun City is a 55+ community under the federal Housing for Older Persons Act, and the association sets the qualifying rules. We don't. They're specific, so clear them before anything else.
Then price out the systems. On a Sun City house built around 1962, look hard at the roof, the electrical panel, the sewer lateral and the original single-pane windows. A home where none of them have been touched is a very different buy from one where all four have been done. Ask what's been replaced and when, and get it in writing.
The original Del Webb floor plans had a carport instead of a garage, and plenty of them along Murrieta Road and Encanto Drive have been enclosed over the years. Whether that work was permitted matters for the appraisal, and Riverside County records will tell you.

Before you work out a payment
Sun City is two decades older than California's Mello-Roos Community Facilities Act of 1982, so the special assessments on Menifee's newer master plans aren't part of the original tract. We still confirm it on the exact parcel, because there is some later infill.
The Detail
The numbers people actually ask about Sun City, in one place rather than four screens apart. Pick whichever you came for.
The Market
Sun City has 27 homes on the market today, asking a median of $395,000. Over the last 90 days 59 sold, at a median of $390,000, typically 20 days after listing. Sellers are holding their number. Homes are closing at 100.0% of asking price, so expect to compete.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Sun City reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Sun City homes pay dues to the Sun City Civic Association, which takes care of the recreation buildings and handles the age qualification. Pretty much every sale in the last year had an association, so plan on dues here. You don't need to check whether there are any. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Menifee Union, Romoland Elementary or Perris Union High.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%). Results are withheld for small cohorts to protect pupil privacy. Distances are straight-line from the center of Sun City to the school’s published location, a guide to how close it is, not a walking route.
Overview
107,020 people live in Sun City, with a median age of 38.2. 80% of homes are lived in by their owner, and the median household earns $89,183. The average commute is 42 minutes each way.
These figures are for the city of Menifee, which Sun City has been part of since 2008. It's no longer its own Census place, so city-wide numbers describe the area around it, not the community itself.

Common Questions
Jordona Hertz of The Hertz Group is the #1 and top realtor in Menifee: Menifee's #1 real estate agent by closed sales volume (CRMLS data, 2024 to 2026), and ranked #9 among all Riverside County agents by Real Producers in 2026. Her team has closed 550+ transactions and over $350 million in sales across Menifee and the Temecula Valley, Sun City included, and clients have rated her 5.0 on Zillow (91 team reviews), 4.9 on Google (65 reviews) and 5.0 on Yelp (26 reviews). Call (714) 865-6569.
#1 Top Realtor in Menifee: the record and homes we soldYes. Sun City is a 55+ community under the federal Housing for Older Persons Act, and the Sun City Civic Association at 26850 Sun City Boulevard sets the qualifying rules. Check them with the association before you write an offer.
Very close. McCall Boulevard runs through Sun City and meets the I-215 at the interchange by Encanto Drive and Bradley Road, a little over half a mile from the middle of the community as the crow flies.
No. Cherry Hills Golf Course was sold to Ambient Communities in January 2024 and has stayed closed, and the North Course closed in 2017. In early 2026 the city said no formal development application had been submitted. If a home backs onto either course, ask where that land stands before you make an offer.
Yes. It's a 55+ community under the federal Housing for Older Persons Act, and 241 of the 242 homes that sold in the last twelve months were flagged as senior community housing. The Sun City Civic Association sets the qualifying rules, so confirm with them before you make an offer.
A lot more than most HOAs in the valley. There are two pools and a spa, a fitness center, pickleball and horseshoe courts, indoor shuffleboard, lawn bowling, a billiards hall, an amphitheater, a stage and ballroom, a wood shop, a lapidary room for rock polishing and metalwork, and a library. The association also handles the age qualification, so call them before you make an offer.
Yes. The Salt Creek Trail runs through and keeps going east across Menifee, so you can walk well past the community, and Lazy Creek Park is close by. The flat, walkable street grid was part of the original Del Webb design, and it still works that way.
Not since 2008. Sun City was an unincorporated community for forty-six years, and it became part of the city of Menifee when Menifee incorporated. It kept the name, the 92586 ZIP code and its own civic association, but city-wide Menifee numbers include it now.
In the year to August 2026, 244 homes closed here, most between $300,000 and $500,000, and none above $500,000. Today's asking prices are on this page, straight from the MLS.
Almost none. Of the 242 homes that closed here in the last twelve months, all were single-story. That was Del Webb's design for the whole tract, and it's one of the reasons the homes here are so consistent.
The roof, the electrical panel, the sewer lateral and the windows. On a house this age you're usually talking about replacing them, and the difference between a home where that's been done and one where it hasn't is a big number. Also check whether an enclosed carport was permitted.
