The Sommers Bend Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Temecula for years eats.
Also ours: The Press Espresso · Corbeaux Wine and Tea House
Where Temecula actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Temecula beyond the obvious, start with these.
Also ours: Akash Winery & Vineyard
Temecula has more good golf inside twenty minutes than anywhere else in the valley: the course a community is named for, and the one down in the De Luz canyon with a grill attached.

Latest from the City of Temecula
All Temecula news ↗Sommers Bend is the newest large community in Temecula, at the northeast end of the city off Butterfield Stage Road. There's a clubhouse with three pools, the city's 22-acre Sports Ranch park, and Rancho Elementary and Nicolas Valley Elementary are each about five minutes away. In the year to August 2026, every one of the 56 homes that sold here was built in the 2020s, and half of them closed above $800,000.
Sommers Bend is at the northeast end of Temecula, off Butterfield Stage Road, and it still feels new because it is. Some streets are finished and lived in. Others are still going up. The shared things came first, though, and the clubhouse and the big park are already open.
The main clubhouse was designed around the look of Temecula's vineyards. It has three pools, including a lap pool and a spa, a fitness room with an outdoor yoga area, a tot lot, a barbecue and firepit, and a barn building with its own kitchen for events. A wellness center sits next to it. The 55+ section has a separate clubhouse and pool of its own.
Woodside Homes planned the community for close to 1,500 homes, about 250 of them in the 55+ section, with a trail system that links to nearby trails and 181 acres of preserved open space.
Sommers Bend is in Temecula Valley Unified. Rancho Elementary on La Serena Way and Nicolas Valley Elementary on North General Kearny Road are each about five minutes away by car. Bella Vista Middle is on Browning Street, about four minutes north, and Margarita Middle on Margarita Road is about eight. For high school, Chaparral High on Nicolas Road is about six minutes, and Temecula Valley High on Rancho Vista Road is about seven.
The plan also set aside a site for a new elementary school. In a community this new, assignments can change as it fills in, and the district sets them by address. Send me the address and I'll confirm the schools for that home.
The Sports Ranch at Sommers Bend is the city park on North Sommers Bend Road. It opened in February 2022 on 22 acres, with two baseball fields, two soccer fields, two basketball courts, a playground, picnic shelters and barbecues, and it's about a minute from the middle of the community.
Errands mean a short drive. The Promenade Temecula mall, at Winchester Road and the 15, is about nine minutes away, and Old Town Temecula is about twelve. Temecula Valley Hospital on Temecula Parkway is also about twelve minutes. Loma Linda University Medical Center in Murrieta takes about eighteen.
Yes. All fifty-six sales in the year to August 2026 were homes built in the 2020s, and it was the only community on this site where that was true. Everywhere else, a recent sale is usually a resale.
That changes how you buy. In Sommers Bend you're often buying from a builder instead of an owner, so the process, the timeline, the negotiation and what comes included all work differently. The comparable I care about is often the builder's own price sheet. The last closed sale on the street tells you less.
Newer floor plans, in a wide range of sizes. Of Sommers Bend's fifty-six sales in the year to August 2026, eleven were under 1,600 square feet and twelve were over 3,000, with the rest in between, so the community runs all the way from a small attached home to a large detached one. Most are two-story.
Part of it is age-restricted. Nine of the fifty-eight sales in the last twelve months were flagged as senior community housing, so part of the development is 55+ and part isn't. Ask early which side of that line a Sommers Bend address falls on, and don't assume.
The amenities are already built, which isn't a given in a community still under construction. The clubhouse, the park, the basketball courts and the soccer and baseball fields are all open and in use.
In the year to August 2026, twenty-nine of the fifty-six Sommers Bend sales closed above $800,000, which put it among the more expensive communities in the valley.
First, find out whether the home is in the age-restricted part of Sommers Bend. Part of the community operates as 55+ under the federal Housing for Older Persons Act and part doesn't. You don't want to learn that late.
Budget for Mello-Roos as a given. Sommers Bend was built out from 2020 on, which is exactly what a Community Facilities District pays for, and the special assessment is a big recurring cost on top of your base property tax and HOA dues.
Buying from the builder? Get clear on what's standard and what's an upgrade before you compare prices, and ask what's planned for the lots around the home. A view over open ground in a community that's still being built usually doesn't last.

Before you work out a payment
A community built out in the 2020s is about as clear a case for a Community Facilities District as you'll find. I treat the special assessment as a given. Get the figure for the exact parcel and add it to the HOA dues and base property tax before you decide what you can afford.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Sommers Bend reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Sommers Bend has master association dues, and part of the community is age-restricted, with its own rules for who qualifies. Confirm which part an address is in before anything else, because that decides who can buy the home as well as what it costs. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Temecula Valley Unified or Riverside County Office of Education.
