Menifee's communities are not interchangeable. They differ by price, age and dues. Which one fits you.

Boundaries from the US Census Bureau. Gray areas are neighboring communities, shown for orientation only. The gold dots are communities with no published boundary. Their position is the median location of their listings in the MLS, so they mark where a community is rather than where it ends.
Areas of Expertise
These are the communities we transact in every week, and the list grows as we do. Each guide covers what the area is actually like, who tends to move there, and the specific things worth checking before you write an offer.
MenifeeMenifee is one of the fastest-growing cities in Riverside County, a string of master-planned communities along the I-215 corridor between Riverside and Temecula. The pools, paseos and parks are built into the neighborhoods, two thirds of the homes that sell here are single-story, and all summer the city puts on free Friday nights in the park. It's been drawing buyers priced out of Orange County and coastal San Diego for a decade, and it's where we do most of our business.

TemeculaTemecula is the valley's destination city. Front Street in Old Town fills up every Saturday morning with the farmers market, 47 wineries sit in the hills east of town, and Temecula Valley Unified pulls buyers from well outside the region. The 15 runs straight down to San Diego County, and Oceanside Pier is about 45 minutes on clear roads. It usually costs more than its neighbors, and you can see why the minute you get here.

MurrietaMurrieta sits where the I-15 and I-215 meet, between Temecula and Menifee, and living here mostly means everything is close. Old Town is on Washington Avenue, the Santa Rosa Plateau's oak trails are about 12 minutes from City Hall, and Old Town Temecula is about ten. The homes cover the widest range in the valley. Last year 1,518 sold here, from tract resales under $500,000 to gated golf estates above $1.5 million.

Canyon LakeCanyon Lake is unusual for California: a whole incorporated city of about 11,000 people behind a gate, built around a private lake that only residents and their guests can use. Inside there are 37 miles of private roads, 18 parks and beaches, an 18-hole golf course, the Lodge, a pool and an equestrian center, all run by the property owners association. The housing market is different from anything else in the valley. It's also where The Hertz Group's office is.

WildomarWildomar sits on the 15 between Murrieta and Lake Elsinore, and it's the quieter of the three. It's a young city with an older, more rural feel. Some streets have bigger lots with room for animals, others are newer tracts, and in the year to August 2026 its median sale price came in below Murrieta and Temecula to the south. Elsinore High and Southwest Healthcare Inland Valley Hospital are both right in town.

Lake ElsinoreLake Elsinore is built around the largest natural freshwater lake in Southern California, and you notice it the minute you drive in. People fish off the beaches on Lakeshore Drive, launch boats at Launch Pointe and walk the levee, and on game nights the Storm play at the Diamond. Old Town Temecula is about 25 minutes south on the 15. The homes are the most varied in the valley, from lakefront and hillside houses near historic downtown to new tract construction inland.

WinchesterWinchester is more of a mailing address than a town. It's an unincorporated stretch of Riverside County between Menifee, Murrieta and Hemet, and the name covers the small settlement on Winchester Road, French Valley to the south and a run of newer master-planned tracts in between. Menifee is about ten minutes west, Old Town Temecula about 25 minutes south. We do more business here than in most of the incorporated cities around it, and almost all of it is new construction.

HemetHemet sits at the foot of the San Jacinto Mountains, with snow on the peaks most winters and Diamond Valley Lake on the south edge of town. It's one of the most affordable places in the valley to buy a house: the median sale in the last twelve months was $425,000, and a big share of what sells is in 55+ communities. Menifee is about 20 minutes west.
