The Hemet Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Hemet sits at the foot of the San Jacinto Mountains, with snow on the peaks most winters and Diamond Valley Lake on the south edge of town. It's one of the most affordable places in the valley to buy a house: the median sale in the last twelve months was $425,000, and a big share of what sells is in 55+ communities. Menifee is about 20 minutes west.
Hemet is an older, quieter town than most of the valley, and the mountains are right there. Florida Avenue, Highway 74, runs east and west through the middle of it with most of the shopping, and the older neighborhoods sit on the streets around downtown. Newer tracts spread out to the west and south toward Diamond Valley Lake.
The lake is the big one. It's a Metropolitan Water District reservoir open for boating, fishing and kayaking, with trails around it, and the Western Science Center at the lake shows the mastodon and mammoth fossils found when it was dug. The Ramona Pageant has played every spring at the Ramona Bowl since 1923, and it's California's official state outdoor play.
A lot of Hemet is retirees, and a lot of it isn't. You'll find 55+ parks a block from a street of young families. Drive both before you decide.
Hemet is Hemet Unified School District. Hemet High, Tahquitz High and West Valley High are the main high schools, and the middle schools include Acacia, Dartmouth, Diamond Valley and Rancho Viejo. Western Center Academy, a charter by the lake, posts some of the strongest test scores in the area.
Boundaries move, so send me the address and I'll confirm the schools before you write an offer.
Less than almost anywhere else we cover. Of 1,422 sales in the twelve months to October 2026, the median was $425,000. Single family homes had a median of $450,000, and 460 of the 1,125 sold between $400,000 and $500,000. Only 35 went above $750,000.
Then there are the manufactured homes. 256 of those sales were manufactured homes on their own land, at a median of $219,900. They're one of the cheapest ways to own in Riverside County, and the loan, insurance and resale work differently than a site built house, so go in knowing that.
Homes here move. The median sale took 29 days, and priced right, a lot of them go faster.
It's one of the big reasons people move here. About a third of the sales in the last twelve months, 469 of them, were in senior communities, from 55+ tracts of site built homes to manufactured home parks with a clubhouse and pool.
Check two things in any 55+ community: whether you own the land or rent the space under the home, and what the monthly dues cover. Those two numbers decide the real cost, not the price.
Menifee is about 20 minutes west on Domenigoni Parkway or Highway 74, and the 215 is past it. Old Town Temecula is about 40 minutes south on Highway 79. Idyllwild is about 45 minutes up the mountain on 74. Those are clear road times, so drive your commute at the hour you'd really drive it.
That's the trade with Hemet. You get more house for the money, and you drive a little further for work and shopping.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Hemet reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Many Hemet homes have no HOA, but most 55+ communities and newer tracts do, and some manufactured home parks charge space rent instead. Get the monthly dues, and any space rent, for the exact address before you compare homes. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Hemet Unified.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%).
