The Los Ranchitos Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Temecula for years eats.
Also ours: The Press Espresso · Corbeaux Wine and Tea House
Where Temecula actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Temecula beyond the obvious, start with these.
Also ours: Akash Winery & Vineyard
Temecula has more good golf inside twenty minutes than anywhere else in the valley: the course a community is named for, and the one down in the De Luz canyon with a grill attached.
What’s Coming Up

Latest from the City of Temecula
All Temecula news ↗Los Ranchitos is Temecula's in-town acreage: custom homes on parcels of around two and a half acres, bounded by Ynez, Santiago, Margarita and De Portola roads, about two miles from Old Town. Most of the houses have a view and most have a pool. Eight homes changed hands last year. The median sale in the year to August 2026 was $1,825,000.
Los Ranchitos is a piece of country that Temecula grew up around. You come in past the monument on Ynez Road and the horse on the roundabout, and the tract houses stop. What's left are custom homes on one to nearly four acres each, a lot of them behind their own gates, about two miles from Old Town.
Two acres changes what a weekend at home looks like. There's room for a pool (most homes here have one), a real garden and, on the parcels that allow it, horses. The views come with the ground, too. It falls away between Ynez Road and Margarita Road, so the houses look out over the valley instead of into the next yard.
Getting out is easy. Old Town Temecula is about ten minutes away for the Saturday market, the restaurants and the theater, and the restored Vail Headquarters plaza on Temecula Parkway is about ten minutes the other way.
Los Ranchitos is in Temecula Valley Unified. There's no campus inside the tract, so every school is a short drive. Paloma Elementary is on Via Rami and Erle Stanley Gardner Middle is on Via Del Coronado, each about ten minutes from the middle of Los Ranchitos. Temecula Valley High, on Rancho Vista Road, is about ten minutes too. Vail Ranch Middle on Camino Piedra Rojo is a little farther.
Those are the closest campuses, not a promise of which ones a home is assigned to. The district assigns schools by address and its lines don't follow the tract. Send me the address and I'll confirm the schools before you write an offer.
Old Town is about 2.2 miles by road. The 15 is under ten minutes from the middle of the tract, so the commute north into Riverside County or south into San Diego County starts close by.
Temecula Valley Hospital on Temecula Parkway is about ten minutes away, and so is Ronald Reagan Sports Park. Promenade Temecula takes closer to fifteen, and Pechanga Resort is about fifteen minutes south.
Los Ranchitos is the block of large parcels bounded by Ynez Road, Santiago Road, Margarita Road and De Portola Road. It covers 987 acres, about a square mile and a half, between Old Town Temecula and the shops along Temecula Parkway. Lake Village is its neighbor to the north. Paloma del Sol and Paseo del Sol are across Margarita to the east, and Vail Ranch and Redhawk sit southeast, past the 79.
The valley's other acreage is a drive. Wine country starts past Butterfield Stage Road on the far side of the city, and De Luz is over the ridge to the west. Los Ranchitos is two miles from Old Town and a few minutes from the 15, and the median lot on sales in the year to August 2026 was 2.33 acres. That's De Luz land at Old Town distances, and it's the whole draw.
Eight homes closed here in the twelve months to October 2026. Five were listed in August 2026, and over the year to August 2026 the tract's 987 acres saw roughly one sale per 110 acres, while Paseo del Sol next door turns over far more homes on a fraction of the land. What holds buyers back here is availability more than price. If you're set on Los Ranchitos, plan to move on whatever lists rather than wait to choose between several.
The nine Los Ranchitos sales in the year to August 2026 sat on 1.26 to 3.75 acres, with a median of 2.33, and the houses ran 2,026 to 5,475 square feet. That 4,533 square foot median was the largest of any community on this site. For comparison, Meadowview's large-lot homes split evenly across the 1,600 to 3,000 range that year and Crowne Hill had nine sales over 3,000 out of 26. Here, seven of the nine cleared it.
Every Los Ranchitos sale in the year to August 2026 closed between $1,390,000 and $2,200,000, with a median of $1,825,000, so nothing went below $1.35 million. The five homes listed in August 2026 were asking $1,599,000 to $3,295,000. Per square foot, closed prices ran from $373 to $732. That spread comes from how differently these houses were built far more than from where in the tract they sit.
In the year to August 2026, all nine had a view. Seven of the nine had a pool, the highest share of any community we covered that year. Four were single-story, compared with roughly one in five across Temecula's newer master plans, and bedrooms ran from four to six, bathrooms from two to seven and garages from three cars all the way to nine.
Two of those nine had a horse-property designation. That's something two acres inside the Temecula city limits can support and Redhawk or Paseo del Sol can't offer at any price. The homes were built between 1975 and 2005, with a median around 1987. They sold in a median of 38 days, anywhere from six days to 126. Here that spread follows condition more than price. These are one-off custom houses about forty years on, so last month's sale down the road rarely settles what a home is worth.
Ask for twelve months of water bills. Watering 2.33 acres in Temecula costs a very different amount from a tract yard a tenth that size, and with seven of the nine sales in the year to August 2026 having a pool, it's water on top of water. Buyers moving up to acreage underestimate this running cost more than any other.
Eight of the nine sales in the year to August 2026 were built before 1990, and at a 4,533 square foot median these houses usually run several HVAC systems. I treat the roof, each of those systems, the electrical panel, the original windows and the septic or sewer connection as end-of-life questions. At this size they're five-figure answers, and a general inspection won't price them for you.
Read the association paperwork carefully, because the dues are so small. Los Ranchitos records show either no fee at all or $25 to $250 a year (a year, not a month). The association looks after roads and easements. There's no pool, gate or clubhouse behind that money, so find out what it does cover on a tract of private drives.
Two of the nine sales in the year to August 2026 were designated horse property, which means seven weren't. Whether you can add horses, outbuildings, an ADU or a second driveway comes down to Riverside County and City of Temecula rules, plus the CC&Rs where there are any. The acreage doesn't decide it. Confirm it for the specific parcel.
Walk the frontage at rush hour. Several of these homes sit right on Ynez Road or De Portola Road, the two main roads carrying traffic around this side of the city. On two acres the house sits well back from the road. Between two otherwise similar parcels, though, it's a real difference.

Before you work out a payment
Homes here were built from 1975 to 2005, and most of the tract is older than the Mello-Roos districts that pay for Temecula's newer master plans, so a special assessment is unlikely on a Los Ranchitos parcel. I still confirm it on the address. The later builds are the ones to check.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Los Ranchitos reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Los Ranchitos has either no homeowners association or a nominal one. Recent records show fees of $25 to $250 a year, and a number of parcels show none at all. Where there is one, it deals with roads and easements. There's no pool, clubhouse or gate behind these dues, and nothing on your parcel is maintained for you. Ask exactly what the association covers, because on a tract of private drives and shared easements that answer matters more than the number. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Temecula Valley Unified or Riverside County Office of Education.

About 2.2 miles by road, roughly ten minutes. The 15 is under ten minutes away, and Temecula Valley Hospital and Ronald Reagan Sports Park are each about ten minutes.
No. There's no community gate, pool or clubhouse, and the association, where there is one, deals with roads and easements. Plenty of the individual estates have their own gates.
The median of the nine sales in the year to August 2026 was $1,825,000, and every one closed between $1,390,000 and $2,200,000. Nothing sold below $1.35 million. The five homes on the market in August 2026 were asking $1,599,000 to $3,295,000.
Two and a half acres is typical. The median of sales in the year to August 2026 was 2.33 acres, with a range of 1.26 to 3.75. That's roughly ten times a standard Temecula tract lot, and it's what sets this community apart from the subdivisions right around it.
Not often. Eight homes sold in the last twelve months, in a tract of roughly a square mile and a half. Five were listed in August 2026. If you want to live here, be ready to move when something lists.
Usually. In the year to August 2026, seven of the nine sales had a pool, and all nine had a view. Confirm both for each property, but here they're closer to the norm than the exception.
Some parcels, yes. Two of the nine sales in the year to August 2026 had a horse-property designation. County and city rules decide it, along with the CC&Rs where they apply, so confirm it for the specific address rather than going by the lot size.
They were built between 1975 and 2005, with a median around 1987, and eight of the nine sales in the year to August 2026 were built before 1990. On custom homes with a 4,533 square foot median, plan on the roof, the HVAC systems, the electrical panel, the windows and the septic or sewer connection being replacement questions.
