Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Menifee for years eats.
Also ours: Giovanni's Pizza and Pasta · Robelle's Cookies
Where Menifee actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Menifee beyond the obvious, start with these.
Menifee's golf is Menifee Lakes Country Club: 36 holes on two Ted Robinson courses, the Lakes and the Palms, open to the public, with The Oasis and Menifee Lakes built right around it.
What’s Coming Up
From the City of Menifee’s own calendar, so it stays current without anyone here retyping it. These are Menifee-wide, and most are a short drive from The Oasis.
Check the Menifee calendar ↗ before you set out.
The Oasis is Menifee's established 55-and-better community, a gated neighborhood of single-story homes set around Menifee Lakes Country Club, with a 22,500 square foot clubhouse on Midway Summit Road. At a median around $520,000, it had 72 closings in the last twelve months.
Daily life here runs through the clubhouse on Midway Summit Road. It's 22,500 square feet, with a fitness center, a grand ballroom, a billiards room and a library, and it's where the community's clubs and events happen. Outside there's the pool and spa, a barbecue area, an amphitheater, and courts for tennis, pickleball, bocce and shuffleboard.
Then there's the golf. The Oasis is set around Menifee Lakes Country Club, which has 36 holes on two Ted Robinson courses, the Lakes and the Palms. It's open to the public, so you book a tee time the same way anyone else does.
The amenities are a big part of what the dues pay for, so I want you to see the rooms and the courts before you fall for a floor plan.
The Oasis sits right beside Menifee Lakes in the 92584 ZIP code, so the golf club on Menifee Lakes Drive is close to home. Countryside Marketplace, where Newport Road meets the 215, covers most errands and a good share of dinners out. La Paloma Park on Menifee Road is five acres with a playground and restrooms.
The 215 runs north toward Riverside and south toward Murrieta and Temecula, where it meets the 15. Old Town Temecula is about twenty minutes south of Menifee when you want a real night out.
Most of The Oasis went up in the early 2000s as a gated, age-qualified community, and it was planned around the clubhouse, the pool and spa and the social calendar from the start. Next to the newer master-planned tracts going up across Menifee, it's the established one, and its market works differently.
Because it's age-qualified, sales here keep their own schedule. In most of Menifee the school calendar pulls a lot of moves into summer. Here that pull is much weaker, and interest rates and what a buyer's current home will sell for do more to move the market.
It's almost all single-story detached homes, and the median is around 1,800 square feet. The plans lean practical. Doorways are wide, the lots are low maintenance, and plenty of layouts have no steps anywhere.
Condition is where homes here really differ from each other. A lot of them have had only one or two owners since 2002, so the roof, the HVAC and the water heater are at the age where they come up in the negotiation. Two houses on the same street can need very different amounts of work.
Start with the age requirement. It's a legal restriction with real paperwork behind it, and the association spells out the occupancy rules. Read them for the exact home before you make plans around who'll be living in it.
Then ask for the clubhouse and amenity schedule and a look at the association's reserves. In a community this established, the reserves tell you whether the dues stay steady or a special assessment shows up later. I ask for both on every Oasis home.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in The Oasis reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
The Oasis is gated and age-qualified, and your dues pay for the gates, the clubhouse and the pool and spa. In an established community like this one, the association's reserves matter as much as the monthly number, because thin reserves are what turn into a special assessment. We pull both before you write an offer. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Menifee Union, Romoland Elementary or Perris Union High.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%). Distances are straight-line from the center of The Oasis to the school’s published location, a guide to how close it is, not a walking route.
Overview
107,020 people live in The Oasis, with a median age of 38.2. 80% of homes are lived in by their owner, and the median household earns $89,183. The average commute is 42 minutes each way.
These figures are for all of Menifee. The Census doesn't count The Oasis on its own, and city-wide age and household numbers won't describe an age-qualified community.

#1 Top Realtor in Menifee: the record and homes we soldYes. The Oasis is gated, and the gates are one of the things the HOA dues pay for.
The Oasis is set around Menifee Lakes Country Club at 29875 Menifee Lakes Drive. It has 36 holes on two Ted Robinson courses, the Lakes and the Palms, and it's open to the public, with tee times bookable seven days ahead.
It's in the 92584 ZIP code, right beside Menifee Lakes. The clubhouse and association office are at 29100 Midway Summit Road, and Countryside Marketplace and the 215 are a short drive away.
Yes. It's an age-qualified community, so occupancy requirements come from both the association and federal housing rules. The association is the one that spells out the exact requirements and any exceptions, so read them for the home you want before you plan around them.
A 22,500 square foot clubhouse with a fitness center, a grand ballroom, a billiards room and a library. Outside there's the pool and spa, an amphitheater, a barbecue area and courts for tennis, pickleball, bocce and shuffleboard, plus the organized social calendar that comes with an established age-qualified community. Ask for the current amenity schedule and what the dues cover, because the association sets both and both change.
Almost all of them, and that's a big part of why people ask about The Oasis. Two-story plans are the exception, so check the layout of the specific home instead of going by the community.
