The Paseo del Sol Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Temecula for years eats.
Also ours: The Press Espresso · Corbeaux Wine and Tea House
Where Temecula actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Temecula beyond the obvious, start with these.
Also ours: Akash Winery & Vineyard
Temecula has more good golf inside twenty minutes than anywhere else in the valley: the course a community is named for, and the one down in the De Luz canyon with a grill attached.
What’s Coming Up

Latest from the City of Temecula
All Temecula news ↗Paseo del Sol is one of Temecula's bigger established communities, on the south side of the city about a mile from Paloma del Sol, and it's named for the paseo that runs through it. There are walking trails, a community pool and a clubhouse, and Abby Reinke Elementary is on Sunny Meadows Drive, close to the middle of the community. It was built through the 1990s and 2000s, and about a third of the homes that sold here in the last twelve months had a private pool. In the year to August 2026, more than half of the 58 sales closed above $800,000.
Paseo del Sol takes its name from its paseo, a walking path through planted parkland that ties the neighborhoods together, and that's still the easiest way to understand the place. Walking trails branch off it. There's a community pool, a clubhouse, and basketball courts at the park.
It's a mature community. The landscaping has filled in, the trees are grown, and the streets have the settled feel a master plan only gets after twenty or thirty years.
Paseo del Sol is in Temecula Valley Unified. Abby Reinke Elementary is on Sunny Meadows Drive, a short walk or a one-minute drive from the middle of the community. For middle school, Temecula Middle on Meadows Parkway and Vail Ranch Middle on Camino Piedra Rojo are each a few minutes away. The nearest high school campuses are Temecula Valley High on Rancho Vista Road, about three miles off, and Great Oak High on Deer Hollow Way, about four and a half.
The district draws its lines by address, and in a community this size they don't all land in the same place. Send me the address and I'll confirm the schools before you write an offer.
Vail Headquarters, the restored Vail ranch buildings on Temecula Parkway, is about five minutes away, and Temecula Valley Hospital is about the same. Paloma Del Sol Park, the city park on De Portola Road with lit ball fields and a lit soccer field, is under a mile. Redhawk Golf Club is under ten minutes.
Old Town Temecula is about ten minutes west. The wineries on Rancho California Road are about ten minutes in the other direction, and Pechanga Resort is about ten minutes south. The 15 is about six miles, so figure twelve minutes or so to the freeway.
Paseo del Sol is in ZIP 92592 on Temecula's south side, east of Meadows Parkway, and it was built out through the 1990s and 2000s. Nothing here is new construction.
People mix it up with Paloma del Sol all the time. That's a separate Temecula community with a similar name, built in a similar era, and it has its own association. Search for one and the other shows up too.
The range here is wide, which is unusual. Of the fifty-eight Paseo del Sol sales in the year to August 2026, eleven were under 1,600 square feet and eleven were over 3,000, with the rest in between. One association covers both a first home and a big house with room to spread out.
Part of that range is The Vineyards at Paseo del Sol, an attached development inside the community. Know which kind of home a listing is before you hold its price up against the detached houses on the next street.
Prices sat at the upper end of the valley in the year to August 2026, when thirty-two of the fifty-eight sales closed above $800,000. Around a third of the sales in the last twelve months had a private pool. Most homes are two-story.
Confirm whether the address is in Paseo del Sol or Paloma del Sol. The two have different associations and different dues, and that shows up on the paperwork even though the names are nearly identical.
About a third of the Paseo del Sol homes sold in the last twelve months had a pool. On one built around 1998, the pump, heater and plaster each run on their own replacement clock, and at that age at least one is usually due. Have the pool equipment inspected separately from the house.
Ask about the roof and the HVAC, and whether the original windows have been replaced. On a Paseo del Sol home this size those are big numbers, and they're negotiable when the equipment is close to the end of its life.

Before you work out a payment
Homes here were built through the 1990s and 2000s, right in the Mello-Roos era, so a Community Facilities District may apply, and the answer can change from one phase to the next. It's disclosed, so confirm it on the parcel.
The Detail
The numbers people actually ask about Paseo del Sol, in one place rather than four screens apart. Pick whichever you came for.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Paseo del Sol reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Paseo del Sol has master association dues. Read the name on the disclosure carefully, because Paloma del Sol is a different Temecula community with a similar name, its own association and its own dues. The two get mixed up all the time. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Temecula Valley Unified or Riverside County Office of Education.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%). Results are withheld for small cohorts to protect pupil privacy. Distances are straight-line from the center of Paseo del Sol to the school’s published location, a guide to how close it is, not a walking route.

About six miles, roughly twelve minutes to the on-ramps at Temecula Parkway or Rancho California Road. Old Town Temecula is about ten minutes.
They're two different Temecula communities with similar names, built in a similar era, each with its own homeowners association.
