Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Murrieta for years eats.
Where Murrieta actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Murrieta beyond the obvious, start with these.
Where to play in and around Murrieta, from a public course you can book this week to a club a whole community is built around.
What’s Coming Up
From the City of Murrieta’s own calendar, so it stays current without anyone here retyping it. These are Murrieta-wide, and most are a short drive from Greer Ranch.
Check the Murrieta calendar ↗ before you set out.
Greer Ranch is a gated community of big homes in Murrieta, in the hills a mile west of the 215. It's 693 houses on 550 rolling acres behind a staffed gatehouse, with a clubhouse, two pools, a barbecue pavilion and a park inside, and Antelope Hills Elementary and Vista Murrieta High each about a mile away. Every one of the 28 sales in the year to August 2026 was over 2,200 square feet, and three quarters closed above $800,000.
Hilly and private. The streets follow the ridgelines instead of a grid, so the houses step up and down the slopes and a lot of them look out over the valley. The association says the homes were placed to make the most of those views, and when you drive through you can see it.
Everything shared is behind the gate. There's a clubhouse, a pool below the hills, a second pool with its own pool house, a covered pavilion lined with built-in barbecues, and a park with a playground. Guests come in through the gatehouse, and residents add visitors and vendors in the DwellingLive gate system.
It's big homes and not a lot of them. Most of the twenty-eight sales in the year to August 2026 were over 3,000 square feet.
Greer Ranch is in Murrieta Valley Unified. Antelope Hills Elementary is on Murrieta Oaks Avenue and Vista Murrieta High is on Clinton Keith Road, each about a mile from the middle of the community. Shivela Middle, on Lincoln Avenue, is about two and a half miles.
On a hillside community this spread out, the nearest school isn't always the assigned one. The district assigns schools by address, so send me the house and I'll confirm all three before you write an offer.
The 215 is about a mile east, and Clinton Keith Road runs below the community, so getting out to the freeway or across town to the 15 is simple.
Murrieta Hot Springs Resort, with the mineral pools the city is named for, and Old Town Murrieta on Washington Avenue are the local outings. For dinner there's Nonno's Ristorante and Talia Kitchen, and PUBlic has fire pits on the patio. The Golf Club at Rancho California is the public course in town, and if you keep going west on Clinton Keith Road you end up on the Santa Rosa Plateau, where the ecological reserve has trails through oak woodland and grassland.
Greer Ranch is in the hills a mile west of the 215, and it's Murrieta's large-home community, a neighborhood of 2000s executive homes. There are 693 houses across 550 rolling acres, behind a gate with a staffed guardhouse. Because the streets follow the ridgelines, the lots are hillside lots and the views are part of what you're paying for. All twenty-eight sales in the year to August 2026 were built in the 2000s. It went up in one generation instead of in phases over decades.
Greer Ranch is small. Thirty-two homes sold here in the twelve months to October 2026, and fourteen were listed that August. Homes do turn over, but a specific plan or a specific view can take a while. That's why a standing alert matters more in Greer Ranch than in a community with a hundred sales a year.
The amenities belong to Greer Ranch and sit behind the same gate: a clubhouse, two separate pools, a covered pavilion with built-in barbecues, and a park with a playground. That's a full set, well past landscaping along the road, and it's the other half of what Avalon Management bills for.
They're all large. Not one of the twenty-eight sales in the year to August 2026 was under 2,200 square feet, and sixteen were over 3,000. Think 2000s executive floor plans: formal rooms, more than one living area, and a three-car garage that came standard. Five of the thirty-two Greer Ranch sales in the last twelve months were single story.
Prices show it. In the year to August 2026, twenty-one of the twenty-eight Greer Ranch sales closed above $800,000, and nothing came in under $650,000. That was near the top of Murrieta's community market. Bear Creek, the gated golf community, had a $1,450,000 median over the last twelve months. Past that, the valley's big numbers are in La Cresta and the Temecula wine country, which are a different kind of property altogether.
Greer Ranch sits on hillside lots above Clinton Keith Road, so the questions are grading, drainage and retaining walls. Who's responsible for the slope? What's been done to it? Was the wall permitted? At this price, get those answers in writing before your inspection contingency closes.
These houses were built around 2004, which is the age when the roof, the HVAC and the water heater tend to come due within a few years of each other. On a 3,000-square-foot Greer Ranch home with multiple zones that adds up fast. If the equipment is near the end of its life, we negotiate for it.
Ask what the dues cover and whether there's ever been a special assessment. Greer Ranch is small, so a big repair to the shared hillside landscaping gets split across far fewer households than it would in Spencer's Crossing or Rancho Bella Vista.

Before you work out a payment
Homes built in Murrieta in the 2000s fall inside the Mello-Roos era, so a Community Facilities District may apply. It's set by parcel and it's disclosed, so I confirm it on the exact address instead of guessing from the year built.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Greer Ranch reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Greer Ranch Community Association, managed by Avalon Management with a five-member board, takes care of the gate and guardhouse, the clubhouse, two pools, the barbecue pavilion, the park and the shared hillside landscaping across 550 acres. That's a lot of amenities plus a staffed entrance, and 693 households pay for all of it. Ask for the reserve study and the special assessment history along with the monthly figure, because hillside slopes and a manned gate are both costs that don't get smaller. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Murrieta Valley Unified or Temecula Valley Unified.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%). In the hills a mile west of the 215, above Clinton Keith Road, in ZIP 92562. It sits roughly mid-city, with the freeway close by to the east.
Two. There's a pool below the hills near the clubhouse and a second pool with its own pool house, plus a covered barbecue pavilion and a park with a playground, all inside the gate.
Yes. Greer Ranch is 693 homes behind a staffed guardhouse, with a DwellingLive system for visitors. A manned gate is unusual at this size in Murrieta, and neither Spencer's Crossing nor Copper Canyon has one. It's part of what your dues pay for, so count it when you look at the monthly figure.
Greer Ranch Community Association takes care of a clubhouse, two separate pools, a covered pavilion with built-in barbecues, and a park with a playground, plus hillside landscaping across 550 acres. All of it is inside the gate. That's more than Copper Canyon, which has no association at all, and it's private, while Spencer's Crossing shares two of its three parks with public districts.
It's been near the top of Murrieta's community market. In the year to August 2026, twenty-one of the twenty-eight sales closed above $800,000 and nothing came in under $650,000. Bear Creek had a $1,450,000 median over the last twelve months, and beyond that the valley's priciest areas are La Cresta and the Temecula wine country, which are acreage properties rather than planned communities.
They're all large. Not one of the twenty-eight sales in the year to August 2026 was under 2,200 square feet, and sixteen were over 3,000. They're 2000s executive plans, and in the last twelve months five of the thirty-two sales were single story. If you need single level, a standing alert is how you catch one.
About thirty-two a year, going by the last twelve months, and fourteen were listed in August 2026. A specific floor plan or view can take a while to come up on your own timeline, so a standing alert is worth more here than in a bigger community.
