The Colony Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Murrieta for years eats.
Where Murrieta actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Murrieta beyond the obvious, start with these.
Where to play in and around Murrieta, from a public course you can book this week to a club a whole community is built around.
What’s Coming Up
From the City of Murrieta’s own calendar, so it stays current without anyone here retyping it. These are Murrieta-wide, and most are a short drive from The Colony.
Check the Murrieta calendar ↗ before you set out.
The Colony is Murrieta's guard-gated 55+ community on the west side of the city, inside California Oaks, with California Oaks Golf Club behind the gate. The clubhouse on Avenida Florita has the pool and spa, a library, a billiard room and a banquet room, and there are courts for tennis, pickleball and bocce. Old Town Murrieta is about five minutes away. All 96 sales here last year were age-restricted. In the year to August 2026, none went over $650,000.
You come in past a staffed gatehouse. Inside, it's mostly single-story homes, around nine in ten of recent sales, and California Oaks Golf Club, which books tee times online. The clubhouse on Avenida Florita is where the rest happens: a pool and spa, a fitness center, a library, a billiard room, a game room and a banquet room.
Pickleball is the surprise. It shows up on almost as many Colony listings as the pool does, alongside courts for tennis, paddle tennis, bocce and racquetball. And on more than half of recent sales the dues also cover front-yard maintenance, so the weekend doesn't have to start with the mower.
The Colony is on Murrieta's west side, and most of what you need is a short drive. Old Town Murrieta is about five minutes. Loma Linda University Medical Center in Murrieta is about 11 minutes, and The Promenade in Temecula is about 12. Old Town Temecula is about 15 minutes, the same as the Santa Rosa Plateau visitor center if you want the oak trails.
The 15's California Oaks Road exit is roughly a mile southwest. Sun City in Menifee, the valley's other large 55+ community, is about 20 minutes north.
The Colony is a 55+ community on Murrieta's west side, inside the California Oaks area, and it's guard-gated. The valley's other large 55+ community is Sun City, twenty minutes north in Menifee and about thirty years older.
There's a lot of recreation here, even by Sun City standards. The amenity listings name a golf course, a pool and spa, a clubhouse with an atrium, a fitness center, a banquet room, a billiard room, a library, and courts for tennis, pickleball, paddle tennis, bocce and racquetball. Bear Creek and Greer Ranch are the only other gated Murrieta communities on this site, and neither has this much behind the gate.
In the last twelve months 96 homes sold here, against 72 in Spencer's Crossing, 31 in Bear Creek and 26 in Copper Canyon.
Mostly 1990s construction. Of the last hundred Colony sales to August 2026, around sixty were built that decade, with the rest split on either side. Roughly nine in ten of last year's sales were single-story, against eighteen of thirty-one at Bear Creek.
Most homes are between 1,600 and 2,200 square feet. Prices stay in a tight range, too. Everything that closed in The Colony in the year to August 2026 came in under $650,000. Over the last twelve months, about a third sold under $500,000. There's no luxury tier inside the gates, which is a big part of why homes here are easy to value.
First, confirm the age qualification with the association. The Colony is a 55+ community under the federal Housing for Older Persons Act, and the HOA sets the rules on who counts toward the requirement. The seller doesn't.
Then read what the dues cover. The gate staff, the clubhouse and, on many homes, the front-yard landscaping all come out of that assessment, and it belongs in your monthly number next to the mortgage and the Murrieta Valley Unified parcel taxes.
On a Colony house built around 1995, get the roof and the HVAC priced before you commit. At thirty years old, both stop being repair questions and start being replacement ones.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in The Colony reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Dues on recent Colony sales run $333 to $398 a month, with a median of $350, as one monthly assessment with no second association behind it. That pays for the staffed gate, the golf course, the pool and spa, the clubhouse, the fitness center and the full set of courts. On more than half the recent records it also covers the front yard, so compare that with what a yard costs you in time and money somewhere else. It's a big line in the monthly cost and you can't avoid it. It buys a lot, though. The association also handles the age qualification, so call them first. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Murrieta Valley Unified or Temecula Valley Unified.

These figures are for the city of Murrieta, which The Colony sits inside. It isn't its own Census place, and as 55+ housing, The Colony looks very different from the city as a whole.

Yes. California Oaks Golf Club is inside The Colony, and the listings name the course as an association amenity, along with the pool and spa, the clubhouse, the fitness center and courts for tennis, pickleball, paddle tennis, bocce and racquetball. The club books tee times online. Check how play works and any fees with the association, because course access and dues aren't always the same question.
Recent sales show $333 to $398 a month, with a median of $350, as one assessment with no second association behind it. It pays for the guard-gated entrance, the golf course, the pool and spa, the clubhouse and the courts. On more than half of recent records it also includes front-yard maintenance, so compare that with what a yard costs you somewhere else.
Yes, with a staffed gatehouse at the entrance. The listings name both a guard and controlled access. It's one of three gated Murrieta communities on this site, along with Bear Creek and Greer Ranch. The gate and the recreation show up in the dues, so ask what they cover before you compare the payment with a community that isn't gated.
Yes. It's a 55+ community under the federal Housing for Older Persons Act. In the last twelve months, 96 homes sold here. The MLS flagged 96 of them as senior community housing. The association sets the qualifying rules, so confirm with them directly before you make an offer.
Of the 105 sales in the year to August 2026, every one closed under $650,000, and about a quarter came in under $500,000. It's a consistent market with no luxury tier, so values are easier to predict than in most Murrieta communities. Current asking prices are on this page, live from the MLS.
Around nine in ten of last year's sales were, which makes sense for a community designed as age-restricted housing. There are some two-story homes, but they're the exception. If you need a single-level floor plan, this is one of the few places in Murrieta where that's the default instead of something you have to search for.
