The Morgan Hill Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Temecula for years eats.
Also ours: The Press Espresso · Corbeaux Wine and Tea House
Where Temecula actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Temecula beyond the obvious, start with these.
Also ours: Akash Winery & Vineyard
Temecula has more good golf inside twenty minutes than anywhere else in the valley: the course a community is named for, and the one down in the De Luz canyon with a grill attached.

Latest from the City of Temecula
All Temecula news ↗Morgan Hill sits up in the hills at the southeast edge of Temecula, just outside the city limits in unincorporated Riverside County with a Temecula address, and a lot of life here happens at its own private community center: pools, a spa, tennis courts, a fitness center and two ballrooms. Tony Tobin Elementary is on Morgan Hill Drive. Homes are around 3,050 square feet at the median, and the median sale was about $1,000,000 over the last year. In August 2026 it had the biggest lots of the Temecula-area master plans.
Quiet, and a little tucked away. Morgan Hill is in the southeast corner of Temecula, above Redhawk, and the association built it around a wine country theme. The clubhouse address, on Frogs Leap Street, gives you the idea.
The center of the week is the community center. It's three private acres with swimming pools, a spa, tennis courts, a fitness center, a game room, two ballrooms and an outdoor fireplace lounge, and the HOA keeps a social calendar going there, bingo nights and a fall festival among them. One thing to know if you swim in winter: the pool heaters are off from January 1 through March 15 each year. The pool stays open and the spa stays heated.
Morgan Hill Park is on Morgan Hill Drive, right by Tony Tobin Elementary, with a ball field, a soccer field and a dog park. Riverside County runs that one, separate from the HOA.
Morgan Hill is in Temecula Valley Unified. Tony Tobin Elementary is on Morgan Hill Drive, less than a mile from the middle of the community, and Vail Ranch Middle is on Camino Piedra Rojo, about a mile away. For high school, Great Oak High is on Deer Hollow Way, roughly ten minutes by car.
The district assigns schools by address and the lines can move. Send me the address and I'll confirm all three before you write an offer.
Vail Headquarters, the restored Vail ranch buildings on Temecula Parkway, is about five minutes away. Golf is close in three directions. Redhawk Golf Club is under ten minutes, and the courses at Temecula Creek Inn and Pechanga Resort are each about ten. Temecula Valley Hospital is about ten minutes too.
Being up the hill costs you a little on the freeway. The 15 at Temecula Parkway is about 8.4 miles, call it fifteen minutes, and Old Town Temecula is about the same. The wineries on Rancho California Road are closer, with South Coast Winery under fifteen minutes north.
Morgan Hill was built between 2004 and 2015, and in August 2026 it was the most expensive of Temecula's four large master plans by a clear margin. The median over the last twelve months was $997,500. Harveston's was $805,000, and Redhawk's was $825,000.
You're getting more house for it, though. The median Morgan Hill home is about 3,050 square feet, on a lot of about 8,050. Harveston's median is about 2,250, on a lot of about 5,250. In August 2026 that worked out to about 800 more square feet of house and 2,200 more of land, which is most of what the extra money bought.
Four bedrooms and three baths is the median. At 3,050 square feet, though, the plans here tend to add a fifth bedroom, a loft or a downstairs suite instead of simply making every room bigger. If you need a real extra room, a guest suite on the first floor or an office with a door that closes, Morgan Hill is the easiest place in Temecula to find one.
Dues run about $109 a month at the median. That lands between Harveston's $133 and Wolf Creek's $50.
In the last twelve months, Redhawk closed 85, and Morgan Hill closed thirty. In August 2026 that was the lowest turnover of the four big master plans, and with twelve homes on the market that month it was roughly a four-month supply. When sales are thin, one unusual sale moves the median more than it would in a busier neighborhood.
That changes how a price gets set. I pick the comparable sales by hand here instead of averaging them, and a home that's really different from its neighbors needs its own case. It's also why an online estimate is least reliable in exactly this kind of community.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Morgan Hill reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Morgan Hill's HOA dues are around $109 a month at the median, across the listings that report them. Homes built from 2004 to 2015 fall right in the Mello-Roos era, so a Community Facilities District assessment is likely. It's set by parcel. At this price the assessment is often what separates two listings that otherwise look even, so we confirm the real figure on the parcel and never lean on a community average. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Top Realtor in Temecula: the record and homes we soldNot technically. Morgan Hill has a Temecula address and sits right at the city's southeast edge, but the homes are in unincorporated Riverside County. Day to day that mostly shows up in who handles the roads and building permits, and on your property tax bill. Schools are still Temecula Valley Unified.
Temecula Valley Unified. Tony Tobin Elementary is on Morgan Hill Drive, Vail Ranch Middle is on Camino Piedra Rojo about a mile away, and Great Oak High is on Deer Hollow Way, roughly ten minutes by car. The district assigns schools by address, so confirm them for the specific home.
A private three-acre community center with swimming pools, a spa, tennis courts, a fitness center, a game room, two ballrooms and an outdoor fireplace lounge. The HOA runs events there through the year. Morgan Hill Park, a county park with a ball field, a soccer field and a dog park, is on Morgan Hill Drive.
About 8.4 miles to the 15 at Temecula Parkway, which is roughly fifteen minutes. Old Town Temecula takes about the same, and Vail Headquarters is about five minutes away.
Mostly because the homes are bigger. The median is about 3,050 square feet on a lot of about 8,050, against about 2,250 square feet on 5,250 in Harveston. In August 2026 that came to roughly 800 more square feet of house and 2,200 more of land. Over the last twelve months Morgan Hill's median sale was $997,500 and Harveston's was $805,000. In August 2026 that gap was close to what the extra size was worth in this market.
Fewer of them come up. Thirty closed in the last twelve months against Redhawk's 85 sales. With twelve on the market in August 2026, that was about a four-month supply and the slowest pace of Temecula's big master plans at the time. Fewer recent sales means fewer comparables to back up a number, so pricing takes more care here.
Often, yes. At around 3,050 square feet, the plans usually add a fifth bedroom, a loft or a downstairs suite on top of the living space. If you want a guest suite on the first floor or a home office with a door, it's the simplest place in Temecula to look.
