The Banner Park Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Menifee for years eats.
Also ours: Giovanni's Pizza and Pasta · Robelle's Cookies
Where Menifee actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Menifee beyond the obvious, start with these.
Menifee's golf is Menifee Lakes Country Club: 36 holes on two Ted Robinson courses, the Lakes and the Palms, open to the public, with The Oasis and Menifee Lakes built right around it.
What’s Coming Up
From the City of Menifee’s own calendar, so it stays current without anyone here retyping it. These are Menifee-wide, and most are a short drive from Banner Park.

Banner Park is the newest of Menifee's active communities, built from about 2023 on the east side of the city around Banner Village Park and its splash pad. Freedom Crest Elementary is a few minutes down Menifee Road and the 215 is about ten minutes west. The homes are big, around 2,650 square feet at the median. The median price is close to $670,000, and there were 36 closings in the last twelve months. In August 2026 Banner Park was the busiest new-construction address in the city.
Banner Park is on the east side of Menifee, around Domenigoni Parkway and Lindenberger Road, and the neighborhood is built around Banner Village Park. The city opened the park in May 2024. It's 4.86 acres with Menifee's first splash pad, four picnic shelters, a basketball court, restrooms and a big open lawn, so on a warm evening that's where everybody ends up.
There's a paseo through the homes and a trail along the fence line at the edge of the tract, and both get plenty of dog walkers and joggers. It's still a young place, though. Some streets are finished and landscaped while the lot next door is graded dirt, so drive the phase you're looking at before you fall for a floor plan.
Banner Park is in Menifee Union School District for elementary and middle school, and Perris Union High School District for high school. Freedom Crest Elementary is on Menifee Road, a few minutes away, and Callie Kirkpatrick Elementary is on Reviere Drive. Bell Mountain Middle is on La Piedra Road. The closest high school campuses are Liberty High on Leon Road and Heritage High on Briggs Road.
Which of those a home is assigned to depends on the address, and the lines don't follow the tract. Send me the address and I'll confirm the schools before you write an offer.
The 215 is about three miles west at Newport Road, roughly ten minutes from most of Banner Park, and Countryside Marketplace sits right by that on-ramp with Better Buzz Coffee, Chipotle and the rest of your errands. The golf course at Menifee Lakes Country Club is about a mile west of the park.
Loma Linda University Medical Center in Murrieta is about fifteen minutes south. Old Town Temecula is around 25 minutes. Go the other way on Domenigoni Parkway and Diamond Valley Lake in Hemet is about 25 minutes too.
Banner Park is the newest generation of homes in Menifee, built to the latest California energy code. Solar, better insulation and the efficiency standards that come with that code were part of the build. Nobody had to add them later.
Yes, it's still filling in, so resale homes sit on the market right beside the builder's own inventory. Whatever the builder is offering this quarter sets the ceiling for every resale here, from incentives and rate buy-downs to what they charge in lot premiums. If you understand one thing before you make an offer, make it that.
They're big homes, around 2,650 square feet at the median. In August 2026 no active community in Menifee had bigger ones. The floor plans are current. Expect open living areas, a dedicated work space, and wiring and panel capacity for electric vehicles and heat pumps built in from the start.
Deferred maintenance isn't really the question on a home this new. I look at where the lot sits, which way the house faces and what phase it's in, because that's where two similar homes here end up apart on price.
First, find out what the builder is offering right now inside Banner Park. On a resale this new, that's the comparable I care about most.
Then check whether the home is in a Community Facilities District and what the special assessment is. On newer Menifee construction it's often a big one, and a payment worked out from the list price alone will come in under your real monthly number.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Banner Park reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Banner Park is new construction, so I assume there's a Community Facilities District until the disclosure says otherwise. On Menifee homes this new, the Mello-Roos special tax is often the biggest line on the bill after principal and interest. We check the exact assessment on the parcel before you write an offer. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Menifee Union, Romoland Elementary or Perris Union High.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%). Results are withheld for small cohorts to protect pupil privacy. Distances are straight-line from the center of Banner Park to the school’s published location, a guide to how close it is, not a walking route.
Overview
107,020 people live in Banner Park, with a median age of 38.2. 80% of homes are lived in by their owner, and the median household earns $89,183. The average commute is 42 minutes each way.
These figures are for all of Menifee. A community built since 2023 will look different from the city-wide numbers on almost every measure, so use them as context for the area, not as a picture of the tract.

About three miles. The Newport Road on-ramp is roughly ten minutes west, and Countryside Marketplace is right beside it.
Yes. It's an active new-construction community, so builder homes and resales are for sale at the same time. What the builder is offering (incentives, rate buy-downs, lot premiums) directly affects what a resale is worth, so look at that before you make an offer.
Newer Menifee construction is often inside a Community Facilities District. When it is, the special assessment is a big ongoing cost on top of the base property tax and any HOA dues. The number is disclosed, so confirm it for the exact home and put it in your monthly payment.
About 2,650 square feet at the median. In August 2026 no active Menifee community had bigger homes. The plans are current, with open living areas, a dedicated work space and electrical capacity for electric vehicles built in.
