The Copper Canyon Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Murrieta for years eats.
Where Murrieta actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Murrieta beyond the obvious, start with these.
Where to play in and around Murrieta, from a public course you can book this week to a club a whole community is built around.
What’s Coming Up
From the City of Murrieta’s own calendar, so it stays current without anyone here retyping it. These are Murrieta-wide, and most are a short drive from Copper Canyon.
Check the Murrieta calendar ↗ before you set out.
Copper Canyon is a Murrieta neighborhood off Clinton Keith Road with no HOA, curving streets named for trees and creeks, and a city park at its north end with a playground, a ball field and a basketball court. Cole Canyon Elementary is right next to that park. The houses are big and the lots aren't: the median lot in the year to August 2026 was 0.16 of an acre. In the twelve months to October 2026, 26 homes sold here at a median of $787,500 and 2,873 square feet.
It's a regular neighborhood, and that's the appeal. Mostly two-story houses on Pine Creek Place, Scarlet Oak Drive, Clear Creek Street and the rest, open hillside above the streets, and no gate or monthly dues.
Copper Canyon Park, on Via Alisol, is the middle of things. It has the playground, the ball field, the basketball court and a picnic shelter above the fields, and a paved path runs from it between the streets and out toward the open ground and the hills. Bear Valley Park is the other one, up the hill on Holly Drive.
Both parks belong to the City of Murrieta. Nobody here pays an association to keep them up.
Copper Canyon is in Murrieta Valley Unified. Cole Canyon Elementary is on Via Alisol, next door to Copper Canyon Park at the north end of the tract, so plenty of homes here are a short walk away. Thompson Middle on Hayes Avenue and Murrieta Valley High on Nighthawk Way are each about a mile off.
The district assigns schools by address and boundaries can move, so send me the house you like and I'll confirm all three before you get attached to it.
Clinton Keith Road is your way in and out. East takes you to the 15, which is closer than the Bear Creek turn, and that turn is only about a mile and a half from the freeway. West takes you past Bear Creek and up onto the Santa Rosa Plateau, where the Santa Rosa Plateau Ecological Reserve has its visitor center at 39400 Clinton Keith Road, about four miles from the 15, with trails through oak woodland and grassland.
Bear Creek Golf Club next door is members only. The Golf Club at Rancho California is the public course in town. Old Town Murrieta, Murrieta Hot Springs Resort, Nonno's Ristorante and Talia Kitchen cover a night out, and Tenaja Falls in the Cleveland National Forest is the hike to save for after the rain.
Copper Canyon is south of Clinton Keith Road in Murrieta's 92562, on the rising ground between Bear Creek and the Murrieta Creek corridor, with Copper Canyon Park at its north end. Look at the street names: Pine Creek Place, Scarlet Oak Drive, Pepperleaf Street, Clear Creek Street, Silverwood Street, Shadow Creek, Ash, Cedar, Spruce and Maple. Trees and water, every one. That's how you know the whole tract went up as one piece.
It did, between 1995 and 2004, with a median build year of 2000. That puts Copper Canyon a generation older than Spencer's Crossing and a generation newer than The Farm. This part of Murrieta has mostly stopped building, so anything you find for sale here is a resale.
Twenty-six homes sold in the twelve months to October 2026. Four were listed in August 2026, and over the year to that August homes went at a median of 17 days on market, one of the faster paces on our site then, quicker than Lake Village and a lot quicker than Los Ranchitos.
No association doesn't mean no open space. Copper Canyon Park is inside the tract with a playground, a ball field and a basketball court, Bear Valley Park is above it on the hill, and paved paths run between the streets. Both parks belong to the City of Murrieta and say so on their own monuments. The city takes care of them, so there are no dues for it.
Big houses on ordinary lots. In the year to August 2026, the median Copper Canyon sale was 2,731 square feet on 0.16 of an acre, with four bedrooms, three bathrooms and a three-car garage, and floor plans ran from 1,647 to 3,748 square feet. You're paying for house here. Los Ranchitos, on the other side of the valley, is the opposite trade, where the money goes into land.
In the last twelve months, six of the twenty-six sales were single level. When a single-story plan comes up in Copper Canyon, move on it. Eleven of the twenty-six had a pool.
In the year to August 2026, prices ran from $590,000 to $1,100,000 with a median of $780,000, and eleven of the twenty-five sold for more than $800,000. In August 2026 the four homes on the market were asking $738,000 to $949,000.
Confirm the Mello-Roos on the exact parcel. Copper Canyon was built between 1995 and 2004, right when Community Facilities Districts were paying for new tracts across southwest Riverside County, and there's no HOA soaking up any of it. The assessment is disclosed and set by parcel, so I get the figure for the actual address instead of quoting the tract.
No association cuts both ways. No dues is real money you keep every month compared with Spencer's Crossing or Greer Ranch. It also means nobody maintains shared landscaping, there's no architectural committee and there's no reserve study to read. How the street and the houses on either side look is up to their owners. There's nobody to call about it.
A house built around 2000 is about twenty-five years old now, so the roof, the HVAC, the water heater and the original windows are all near the end of their first run. Ask which ones have been replaced, and when. On 2,700 square feet, a house where that work is done and one where it's still coming can be a big number apart.
Look at the lot before you fall for the floor plan. Nearly 2,800 square feet of house on 0.16 of an acre, the medians in the year to August 2026, leaves less yard than you'd guess. A pool takes more of it, and eleven of the last twenty-six sales had one. Go stand in the backyard, and do it before you spend too long in the great room.

Before you work out a payment
Copper Canyon went up between 1995 and 2004, exactly when Community Facilities Districts were funding southwest Riverside County, and with no HOA there's no association absorbing any of it. Plan on a special assessment being likely and confirm the amount on the exact parcel. It's disclosed, and with no dues next to it, it's the recurring cost that decides what you can afford here.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Copper Canyon reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Copper Canyon has no homeowners association. 28 of the 29 records behind this page name none, and not one shows a fee. That's money you keep every month compared with a master-planned community like Spencer's Crossing, and it's the biggest thing that sets this tract apart. There's still plenty here: Copper Canyon Park and Bear Valley Park are both City of Murrieta parks, and between them they have the playground, ball field and basketball court. But nobody maintains anything on your street for you, and there's no architectural control, so the shared frontages and the houses on either side are whatever their owners make of them. Read the neighbors' upkeep the way you'd read a reserve study somewhere else. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Murrieta Valley Unified or Temecula Valley Unified.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%). Results are withheld for small cohorts to protect pupil privacy. Distances are straight-line from the center of Copper Canyon to the school’s published location, a guide to how close it is, not a walking route.

Top Realtor in Murrieta: the record and homes we soldCopper Canyon is in Murrieta Valley Unified. Cole Canyon Elementary is on Via Alisol next to Copper Canyon Park, at the north end of the tract, and Thompson Middle and Murrieta Valley High are each about a mile away. The district assigns schools by address, so confirm them for the exact home.
Copper Canyon Park on Via Alisol has a playground, a ball field, a basketball court and a picnic shelter, and Bear Valley Park is up the hill on Holly Drive. Both are City of Murrieta parks, and paved paths run between the streets.
South of Clinton Keith Road in ZIP 92562, between Bear Creek and the Murrieta Creek corridor. The 15 is a short drive east on Clinton Keith, and the Santa Rosa Plateau is up the same road to the west.
No. Twenty-eight of the twenty-nine recent records show no association and none shows a fee. That's unusual for a Murrieta tract this age, and it's real money every month. You still have two parks, Copper Canyon Park and Bear Valley Park, and both belong to the city. Nobody maintains anything on your street for you, though, and there's no architectural committee, so upkeep is up to the owners who live on it.
The twenty-five sales in the year to August 2026 ran from $590,000 to $1,100,000, with a median of $780,000, and eleven sold for more than $800,000. In August 2026 the four homes listed were asking $738,000 to $949,000. You can see current prices on this page, live from the MLS.
Big for the lot. In the year to August 2026, the median sale was 2,731 square feet on 0.16 of an acre, with four bedrooms, three bathrooms and a three-car garage, and plans ran from 1,647 to 3,748 square feet. The money here goes into the house more than the land.
Between 1995 and 2004, with a median build year of 2000. On a house that age, the roof, HVAC, water heater and original windows are all first-cycle replacement questions, so ask which ones have already been done.
Some are. In the last twelve months, six of the twenty-six sales were single level. If that's what you need, be ready to move when one lists, because waiting for a few to choose from can mean waiting a long time.
