The Calder Ranch Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Menifee for years eats.
Also ours: Giovanni's Pizza and Pasta · Robelle's Cookies
Where Menifee actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Menifee beyond the obvious, start with these.
Menifee's golf is Menifee Lakes Country Club: 36 holes on two Ted Robinson courses, the Lakes and the Palms, open to the public, with The Oasis and Menifee Lakes built right around it.
What’s Coming Up
From the City of Menifee’s own calendar, so it stays current without anyone here retyping it. These are Menifee-wide, and most are a short drive from Calder Ranch.
Check the Menifee calendar ↗ before you set out.
Calder Ranch is Menifee's estate-lot exception, a small community off Beth Drive and Melvin Street on the west side of the city. It's around forty homes on parcels from half an acre to just over one, most of them 3,000 to 4,500 square feet, built between 2008 and 2016. Two or three sell in a year.
The short answer is room. Houses sit well back from quiet streets on lots that run most of an acre, some of the backyards have pools, and the hills are right there in the background. On a lot this size your neighbor isn't looking over the fence.
For parks, Hidden Hills Park is a 5.18 acre city park on Eaton Lane, about two thirds of a mile away. Gale Webb Action Sports Park on Craig Avenue is under a mile away, with bike trails for every skill level and a 22,000 square foot pump track, and the city calls it the largest bike park of its kind in Southern California.
Calder Ranch is in Menifee Union School District for elementary and middle school and Perris Union High School District for high school. Menifee Valley Middle is on Garbani Road, about half a mile away. Evans Ranch Elementary is on Evans Road, just under a mile. Paloma Valley High is on Bradley Road, about a mile east.
The district assigns schools by address, so confirm them for the home you're looking at. Send me the address and I'll check all three.
Murrieta Road is a couple of blocks from the community, and the 215 is about two miles east as the crow flies. That's your way north toward Riverside or south to Murrieta and Temecula.
Calder Ranch is small enough to count. There are forty-one separate addresses in the whole community, and every parcel on record runs between half an acre and just over one. The median is about nine tenths of an acre.
Everything else about the place follows from that. There are no shared walls and no repeated elevations down the street. Homes sit well back from the road with room on all four sides, and from the air you can still see undeveloped parcels between them. It looks like ranch land that somebody divided up.
Homes run from about 2,500 to 4,500 square feet with four to six bedrooms, in both single-story and two-story plans. A three-car garage is the median here, and one home on record has ten garage spaces. On a lot this size you can think about an outbuilding, a shop or somewhere to park the RV.
The homes were built from 2008 to 2016, and the styles on record spread out with them: Ranch, Traditional, Craftsman, Spanish and Contemporary all show up. A production builder doesn't put up forty-one homes over eight years in six styles. So judge each house on its own. A floor plan you walked somewhere else won't tell you much.
Between one and six homes closed here in each of the fourteen years to August 2026. Two closed in the last twelve months. I'd call that a small market more than a slow one. It does mean the closest real comparable might be a year old and two streets away, and a value built on Menifee's city-wide median will simply be wrong. Pricing a home here takes real appraisal work.
On parcels this size, confirm the utilities and services instead of assuming them: water and sewer, any easements crossing the lot, and what the association is responsible for where the pavement ends. Dues here are low. That usually means the association looks after streets and common landscaping rather than amenities, but read the documents instead of guessing. Then confirm whether the parcel has a Mello-Roos assessment, because 2008 to 2016 in Menifee spans the years when that changed.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Calder Ranch reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Calder Ranch dues are modest. Every home here shows a monthly assessment in a narrow range, and on lots this size that usually means the association looks after streets and common landscaping rather than a pool and clubhouse. We read the governing documents instead of guessing from the number. Whether a parcel also has a Mello-Roos assessment really does come down to the parcel for homes this age, and we confirm it instead of assuming from the year built. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Menifee Union, Romoland Elementary or Perris Union High.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%). About two miles west of it as the crow flies. Murrieta Road is a couple of blocks from the community.
Calder Ranch is a community inside the city of Menifee, in Riverside County, ZIP 92584, off Beth Drive and Melvin Street on the west side of the city near Murrieta Road. It isn't its own city, so city-wide Menifee numbers describe the area around it and not Calder Ranch itself.
About nine tenths of an acre at the median, and every parcel on record is between half an acre and just over one. That makes it the largest-lot community in Menifee on this site, and it's the main reason homes here are priced differently from the city's tract neighborhoods.
Around forty-one, built between 2008 and 2016. Between one and six sold in each of the fourteen years to August 2026. Two sold in the last twelve months. If Calder Ranch is the one you want, set up a saved search alert. It matters a lot more here than in a community with forty homes on the market.
It depends on the parcel, and it's always disclosed. Where a Community Facilities District applies, the special tax is a real ongoing cost on top of your base property tax and any HOA dues, so put it in your monthly number before you decide.
