The Rolling Hills Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Menifee for years eats.
Also ours: Giovanni's Pizza and Pasta · Robelle's Cookies
Where Menifee actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Menifee beyond the obvious, start with these.
Menifee's golf is Menifee Lakes Country Club: 36 holes on two Ted Robinson courses, the Lakes and the Palms, open to the public, with The Oasis and Menifee Lakes built right around it.
What’s Coming Up
From the City of Menifee’s own calendar, so it stays current without anyone here retyping it. These are Menifee-wide, and most are a short drive from Rolling Hills.
Check the Menifee calendar ↗ before you set out.
Rolling Hills is a small neighborhood of big houses in the middle of Menifee, built around 2008 just off Menifee Road near Garbani Road. The median home here is around 3,165 square feet at about $650,000, going by MLS sales through August 2026.
Rolling Hills sits right off Menifee Road near Garbani Road, on streets like Morningside Lane, and the houses are what you notice first. The neighborhood is small enough to learn in one drive through.
Rolling Hills Park, a 2.46 acre city park on Pacific Bluff Street, is a couple of blocks away. When you want more room, Lago Vista at Holland Road and Menifee Road covers almost 16 acres and is under a mile north.
Rolling Hills is in Menifee Union School District for elementary and middle school and Perris Union High School District for high school. Southshore Elementary is on Southshore Drive, about a mile away, and Sally Buselt Elementary on Wickerd Road is about the same distance. Bell Mountain Middle is on La Piedra Road, a little over a mile north. Paloma Valley High is on Bradley Road, about two miles west.
The district assigns schools by address, so confirm them for the home you're looking at. Send me the address and I'll check before you fall for the house.
Being in the middle of the city is the practical part. The 215 is a little under a mile west as the crow flies, which puts Riverside to the north and Murrieta and Temecula to the south on the same freeway.
Rolling Hills was built around 2008, a compact community of really large houses in the center of the city. On MLS sales through August 2026, the homes were bigger than Audie Murphy Ranch's and sold for roughly a hundred thousand dollars less.
People rarely search it by name, because it isn't one of the headline master plans. It's worth knowing anyway. You get the size and a central location, so price it against the newer premium tracts before you decide.
These are large detached homes on late 2000s floor plans, around 3,165 square feet at the median on sales through August 2026. Picture more than one living area, a lot of bedrooms, and a good number of three-car garages.
At fifteen-plus years old the systems are a real question, though not an urgent one. Original roofs are getting close to the age where they matter.
Get the roof and the HVAC priced. On a house this size those are big numbers, and when they're near the end of their life they're something we can negotiate.
Check the slope and drainage on the lot. The name is accurate, and who's responsible for the grading changes from parcel to parcel.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Rolling Hills reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Rolling Hills has HOA dues. Built in 2008, it sits right at the edge of the Mello-Roos era in Menifee, so whether a special assessment applies really does come down to the parcel. We confirm it on the address instead of guessing from the year built. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Menifee Union, Romoland Elementary or Perris Union High.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%). Results are withheld for small cohorts to protect pupil privacy. Distances are straight-line from the center of Rolling Hills to the school’s published location, a guide to how close it is, not a walking route.

Rolling Hills is a community inside the city of Menifee, in Riverside County, ZIP 92584. It sits just off Menifee Road near Garbani Road, and it isn't its own city, so city-wide Menifee numbers describe the area around it and not Rolling Hills itself.
Around 3,165 square feet at the median on MLS sales through August 2026, and the homes were built around 2008. Every house is a little different, so we look at the specific property instead of assuming from the community as a whole.
It depends on the parcel, and it's always disclosed. Where a Community Facilities District applies, the special tax is a real ongoing cost on top of your base property tax and any HOA dues, so put it in your monthly number before you decide.
