The Crowne Hill Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Temecula for years eats.
Also ours: The Press Espresso · Corbeaux Wine and Tea House
Where Temecula actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Temecula beyond the obvious, start with these.
Also ours: Akash Winery & Vineyard
Temecula has more good golf inside twenty minutes than anywhere else in the valley: the course a community is named for, and the one down in the De Luz canyon with a grill attached.

Latest from the City of Temecula
All Temecula news ↗Crowne Hill is Temecula's 2000s hillside tract of large homes, on the rising ground east of Butterfield Stage Road. Crowne Hill Elementary is about two minutes away on Old Kent Road, there are three parks in and around the neighborhood, and Old Town is about eleven minutes by car. In the year to August 2026 it also had more pools than any other community on this site: fifteen of the 26 homes sold had one, and none closed under $650,000.
Crowne Hill is on a hill, and you notice. The streets climb and curve through east Temecula, the homes are big, and about half of the homes sold in the last twelve months had a pool out back. It's a planned neighborhood of about 1,000 homes under the Crowne Hill Community Association, which is run by a five-person board of homeowners with a professional management company.
Parks are close wherever you land. Regents Hill Park and Flower Hill Park are inside the neighborhood. Crowne Hill Park, on Old Kent Road, has a playground, outdoor basketball, barbecues, picnic tables and restrooms.
Crowne Hill is in Temecula Valley Unified. Crowne Hill Elementary is on Old Kent Road, about two minutes from the middle of the neighborhood, and Abby Reinke Elementary on Sunny Meadows Drive is about four. Temecula Middle is on Meadows Parkway, also about four minutes, and Vail Ranch Middle is about five. The closest high school is Temecula Valley High on Rancho Vista Road, about six minutes west. Great Oak High is about twelve minutes south.
The district assigns schools by address, and the lines don't always follow the name on the sign. Send me the address and I'll confirm the schools for that home.
Most of daily life is a short drive west. Ronald Reagan Sports Park is about seven minutes away, Temecula Valley Hospital about eight, and the Temecula Duck Pond about ten.
Old Town Temecula takes about eleven minutes. The Promenade mall is a bit farther, about fourteen.
All at once, more or less. Crowne Hill sits on the rising ground east of Butterfield Stage Road, and 24 of the 26 sales in the year to August 2026 were built in the 2000s. You can see that on the streets, which feel like one place instead of phases stitched together over decades.
It has its own neighborhood parks, Regents Hill and Flower Hill, and Flower Hill has walking trails and courts. On a hillside tract that matters more than it sounds. Flat, usable ground is exactly what hill communities usually run short of.
In August 2026 it was a small, slow market: 26 sales in twelve months and six homes listed. If a certain floor plan or a certain view matters to you, set up a standing alert, because it'll do more for you than waiting.
Big. Twenty-one of the 26 Crowne Hill sales in the year to August 2026 were over 2,200 square feet and nine were over 3,000, mostly on floor plans from around 2004 with formal rooms and three-car garages as standard. Only five were single-story.
Pools are the standout. In the year to August 2026, fifteen of the 26 Crowne Hill sales had a private pool, 58 percent, which was the highest share of any community we cover, and you'll see it in both the purchase price and the monthly cost.
In the year to August 2026, nothing in Crowne Hill closed under $650,000, and seventeen of the 26 sold above $800,000.

Temecula homes from the 2000s are inside the Mello-Roos era, and a Community Facilities District may apply to a Crowne Hill parcel. It's disclosed and set parcel by parcel, so I confirm it on the address.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Crowne Hill reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Crowne Hill has community association dues that cover the shared slopes and common areas. On a hillside tract, keeping those slopes planted and draining properly is the big expense, so ask for the reserve study and any special assessment history along with the monthly figure. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Temecula Valley Unified or Riverside County Office of Education.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%). Nothing closed under $650,000 in the year to August 2026, and seventeen of the 26 sales went above $800,000. That made it one of the more expensive tract communities in Temecula, and the price comes from the size of the homes more than the land.
In the year to August 2026, more than any community on this site: fifteen of the 26 sales had one, which is 58 percent. If you want a pool, look here first. If you don't, check early, because a pool affects insurance, utilities and maintenance.
Large. Twenty-one of the 26 sales in the year to August 2026 were over 2,200 square feet and nine over 3,000. Only five were single-story, so a single-level plan here is the exception.
