A Step-by-Step First-Time Buyer's Guide

Buying a home is a sequence, not a single decision. Ten steps, in the order they actually happen in Riverside County: what each one is for, what it costs you, and where the real risk sits.

Step 1: Research

Start before you are ready to buy. Watching a few neighborhoods for a couple of months teaches you more about value than any national estimate tool, because you see what actually closes rather than what gets asked.

Riverside County rewards this. A house in Audie Murphy Ranch and a house of the same size four miles away can carry very different monthly costs once special taxes and HOA dues are counted, and that gap does not show up in a list price.

Step 2: Decide on Your Budget

Budget for the payment, not the price. Principal and interest are the part everyone quotes; property taxes, insurance, HOA dues and any Mello-Roos assessment are the part that decides whether the house is comfortable in year three.

Set aside closing costs on top of the down payment, and expect a supplemental tax bill after you close. California reassesses on a change of ownership, and that catch-up bill arrives separately from anything held in impound.

Step 3: Get Prequalified

Prequalification is an estimate. A full preapproval (where a lender has actually reviewed your income, assets and credit) is what makes your offer credible, and on a competitive listing it is often the difference between being countered and being ignored.

Talk to more than one lender. Rate matters, but so does whether they can close on the timeline your contract commits you to.

Step 4: Choose Real Estate Experts

Your agent negotiates on your behalf, spots the problem buried in the disclosures, and keeps escrow on schedule. That work is invisible when it goes well, which is exactly why it is worth choosing carefully.

Ask how many transactions they have closed in the specific communities you are considering. Local volume is not a vanity statistic. It is how an agent knows what a property will appraise for before you write the offer.

Why The Hertz Group

Passion & Expertise

Jordona Hertz is the number one realtor by volume in Menifee.* That standing comes from closings in these specific neighborhoods, which is what lets us tell you what a property will appraise for before you write the offer, and read where a seller is willing to move.

*Based on closed sales volume in Menifee, CA, per CRMLS data for 2024, 2025 and 2026.

Step 5: Find the Right Home

Separate what you can change from what you cannot. Paint, flooring and fixtures are all negotiable over time. Lot position, school boundaries, commute and the tax district attached to the parcel are permanent.

See enough homes to calibrate. Buyers who write on the third house they tour usually have less conviction than buyers who have seen fifteen, and conviction is what lets you hold a position in a negotiation.

Step 6: Make an Offer

In California this is the C.A.R. Residential Purchase Agreement, and price is only one of its terms. Your deposit, your close-of-escrow date, and which contingencies you keep and for how long all carry weight with a seller.

We will tell you what a property is likely to appraise for, and where the competition is coming from, before you sign, so the number you write is a decision rather than a guess.

Step 7: Have the Home Inspected

Order a general inspection as soon as you are in contract; your investigation period is short and it starts running from acceptance. Add specialists (roof, sewer, pool, structural) wherever the general inspector flags something.

Read the seller's disclosures alongside the report. The Transfer Disclosure Statement and the Natural Hazard Disclosure often explain something the inspection only hints at.

Step 8: Select Your Loan

Your loan contingency protects your deposit while underwriting finishes. Keep it in place until the lender's approval is genuinely final, not merely expected.

Return document requests the same day. Nearly every escrow that runs late runs late because paperwork sat in an inbox, not because anything was wrong with the file.

Step 9: Get a Home Appraisal

The lender orders an appraisal to confirm the property supports the loan. If it lands below the contract price you have a decision to make and, if you kept the appraisal contingency, the leverage to make it.

Low appraisals are usually workable. They get resolved by renegotiating price, restructuring the down payment, or supplying comparable sales the appraiser did not have.

Step 10: Finish Paperwork

California closes through escrow rather than at an attorney's table. You will sign loan documents with a notary, wire your remaining funds, and wait for the deed to record with Riverside County.

Recording is the moment the home is yours. Keys usually follow the same day, and we will have confirmed the final walk-through and the utility transfers before you get there.

Congratulations!

The deed records, the keys are yours, and the work we did on price and terms is now equity. We stay in touch afterward: for the supplemental tax bill that catches most first-time buyers by surprise, for contractor referrals, and for whatever the next move turns out to be.

Common Questions

Buying in the Temecula Valley

How much do I need for a down payment in Menifee?
It depends on the loan. Conventional financing can start near 3% for qualified first-time buyers and FHA near 3.5%, while VA and USDA loans can require nothing down. USDA in particular covers parts of Riverside County that many buyers assume are ineligible. Budget for closing costs on top of whichever you choose.
What is Mello-Roos, and will it apply to my home?
Mello-Roos is a special tax levied by a Community Facilities District to pay for infrastructure such as roads, schools and parks in newer developments. Several Menifee-area communities sit inside one, and it can add meaningfully to a monthly payment. It is disclosed before you buy, and we check it on every property we show you.
How long does it take to buy a home here?
From accepted offer to recording, a financed purchase in Riverside County commonly runs 30 to 45 days, and cash can close faster. Finding the right home is the variable part: some buyers write an offer within two weeks, others look for six months.
Should I sell my current home before I buy?
Not necessarily. There are several ways to sequence a sale and a purchase, and which one fits depends on your equity, your loan and how competitive the home you want is. It is worth a conversation before you list anything.
