The De Luz Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Temecula for years eats.
Also ours: The Press Espresso · Corbeaux Wine and Tea House
Where Temecula actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Temecula beyond the obvious, start with these.
Also ours: Akash Winery & Vineyard
Temecula has more good golf inside twenty minutes than anywhere else in the valley: the course a community is named for, and the one down in the De Luz canyon with a grill attached.

Latest from the City of Temecula
All Temecula news ↗De Luz is avocado and citrus grove country in the canyons west of Temecula, along De Luz Road toward Fallbrook, about fifteen minutes from Old Town. It's unincorporated land with a Temecula address, and Cross Creek Golf Club sits in the valley. It's estate country. Of the 39 homes that sold here in the last year, 37 closed above $1 million. In the year to August 2026, three quarters of De Luz sales were on five acres or more.
De Luz is properly rural. You get there on winding two-lane canyon roads, the parcels are steep and wooded, a lot of them are planted with avocado and citrus, and the Santa Margarita River runs along the bottom. It's the kind of place where your acreage is the view.
It isn't cut off, though. Cross Creek Golf Club is a public course on Glen Meadows Road, designed by Arthur Hills, with the De Luz Grill on site, and it's about ten minutes from the middle of De Luz. People hike and ride the trails, and Ross Lake sits down in the valley. Old Town Temecula is about fifteen minutes away when you want it.
The history goes back further than anything in town. Homesteaders came in the 1870s to run cattle, De Luz Road was built in 1898, and the rail service that once ran through here ended in 1916, the same year floods took out the post office.
There are no schools out in the canyon, so school means a drive into town. Most De Luz addresses on the Riverside County side are in Temecula Valley Unified, and campuses like Temecula Elementary on Moraga Road and Temecula Valley High on Rancho Vista Road are about 15 to 20 minutes away.
De Luz also crosses into San Diego County, so on a parcel out here check the district as well as the school. Send me the address and I'll confirm both before you write an offer.
Cross Creek is the close one, about 3.4 miles by road. Old Town Temecula is about fifteen minutes down the canyon and the 15 is about the same. Fallbrook is roughly 20 minutes south.
For the bigger errands, Promenade Temecula and Temecula Valley Hospital are each about 20 minutes. That drive is the everyday trade for the land.
De Luz is the canyon country west of Old Town, running toward Fallbrook along De Luz Road in ZIP 92590. It sits outside the Temecula city limits, in unincorporated county land that crosses from Riverside County into San Diego County. There are no tracts. Just avocado and citrus on steep, wooded parcels, winding two-lane roads to get there, and the Santa Margarita River at the bottom.
Thirty-four of the forty sales in the year to August 2026 were west of longitude -117.19, which is the canyon itself. It's the least suburban place on this site, and the closest you'll get to real rural seclusion within twenty minutes of the freeway.
Instead of a city, the De Luz Community Services District, set up by Riverside County in 1978, handles road maintenance, trash pickup and extra sheriff patrols across roughly 20,000 acres west of Temecula. On the private stretches, the neighbors handle the road themselves. You still have somewhere to go that isn't a thirty-minute drive back into town.
These are estates on real acreage. Thirty of the forty De Luz sales in the year to August 2026 were on five acres or more, and every one was on at least an acre. The houses are custom builds, the outbuildings get used, and a good share of the land is planted.
Over the last twelve months, 37 of the 39 De Luz sales closed above $1 million, and 24 of those went above $1.5 million. There's basically no entry-level market in De Luz at all. One kind of property, sitting at the top of the range.
In De Luz, water is the big question. Groves use a lot of it, agricultural water rates and availability have moved, and a well's yield in a drought year may not match the disclosure. Ask what the parcel is on and what it costs each year. Then ask what the last three years really looked like.
Then access and fire, which out here are the same question. These are canyon roads. Ask whether the road to the house is one the De Luz Community Services District maintains or a private stretch, and what it's like in winter. Get an insurance quote in writing before contingencies come off, because coverage in this terrain has tightened and the premium can be a five-figure line item.
On a planted parcel, find out what the grove earns and what it costs. An avocado grove is a business with a water bill. If you buy one by accident because it came with the house, the dream property turns into a monthly problem.

Before you work out a payment
Community Facilities Districts pay for infrastructure in new tracts. De Luz has none of that, so a Mello-Roos assessment is unlikely. We still confirm it on the parcel.
The Detail
The numbers people actually ask about De Luz, in one place rather than four screens apart. Pick whichever you came for.

De Luz has 36 homes on the market today, asking a median of $2,122,500. Over the last 90 days 11 sold, at a median of $1,718,750, typically 97 days after listing. Homes are closing at 94.2% of asking price, so there is usually room to negotiate.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in De Luz reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
De Luz properties usually have no HOA. Many roads are looked after by the De Luz Community Services District, and the private stretches are a real recurring cost shared between neighbors. Sometimes that's a formal agreement and sometimes it's a handshake. Find out which before you buy, because a handshake is worth exactly what it sounds like when the road washes out. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Temecula Valley Unified or Riverside County Office of Education.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%). Results are withheld for small cohorts to protect pupil privacy. Distances are straight-line from the center of De Luz to the school’s published location, a guide to how close it is, not a walking route.

These figures are for the city of Temecula. De Luz is unincorporated country west of the city and looks nothing like it. City numbers describe tract housing, and there's none here.

Top Realtor in Temecula: the record and homes we soldNo. De Luz has a Temecula mailing address, but it's unincorporated, and it spans Riverside and San Diego counties. On the Riverside side, the De Luz Community Services District handles road maintenance, trash pickup and extra sheriff patrols.
Most De Luz addresses on the Riverside County side are in Temecula Valley Unified, with campuses about 15 to 20 minutes away in town. Because De Luz crosses into San Diego County, confirm the district as well as the school for the specific parcel.
The De Luz Community Services District maintains the district's roads. Private stretches are up to the owners who use them, sometimes under a written agreement and sometimes not, so ask which kind of road serves the property before you buy.
It's expensive. Of the 39 homes that sold in De Luz in the last twelve months, 37 closed above $1 million and 24 above $1.5 million. There's basically no lower tier, because the land alone sets the floor.
Thirty of the forty sales in the year to August 2026 were on five acres or more, and every one was at least an acre. This is grove country, not big-lot suburbia, and a lot of the parcels are planted.
Many do, and water is the most important thing to look into here. Groves use a lot of it, agricultural rates and availability have shifted, and a well's stated yield may not hold up in a drought year. Ask what the property is on and what it's really cost over the last three years.
More than you'd think. Cross Creek Golf Club is a public course in the valley with the De Luz Grill on site, the trails get hikers and riders, and Ross Lake sits at the bottom of the canyon. For everything else, Old Town Temecula is about fifteen minutes down the road.
Close. De Luz is just west of the city along De Luz Road, with a Temecula address, and Old Town is about fifteen minutes down the canyon. Fallbrook is roughly 20 minutes south. You get real seclusion that close to town, and that combination is most of why people buy here.
