The Dutch Village Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Dutch Village is a 2000s neighborhood in French Valley, the south end of Winchester, right up against Murrieta. Susan La Vorgna Elementary is about a quarter mile from the middle of it, and Loma Linda University Medical Center in Murrieta is about ten minutes away. Dutch Village had 44 sales in the last twelve months, and about a quarter of them had private pools. In the year to August 2026, most sold between $500,000 and $800,000.
Dutch Village sits in French Valley, the part of the Winchester postal area closest to Murrieta and Temecula. Winchester proper, up toward Hemet, is a good 12 minutes north. Almost everything here went up in the 2000s.
What you notice in the listings is how much house there is. A lot of these homes are over 2,200 square feet. In the last twelve months, about six in ten of the homes sold were single story and about a quarter had a pool in the backyard.
Most of Dutch Village is in Temecula Valley Unified. Susan La Vorgna Elementary is on Algarve Avenue, a minute or two from the middle of the community, and French Valley Elementary is on Cady Road, about four minutes away. Bella Vista Middle is about seven minutes south. For high school, the closest Temecula Valley Unified campus is Chaparral High, about ten minutes away.
The edges are where it gets tricky. Just west, homes fall in Murrieta Valley Unified, and just north they're in Menifee Union and Perris Union High, where Harvest Hill S.T.E.A.M. Academy is about a mile up the road. The district assigns schools by address, so send me the address and I'll confirm them before you write an offer.
Loma Linda University Medical Center in Murrieta is about ten minutes west. The Promenade in Temecula, on Winchester Road near the 15, is about fifteen minutes, and Old Town Temecula and Temecula Valley Hospital are each about 20 minutes south.
French Valley Airport is about three miles southwest. Menifee City Hall is about 16 minutes north if you're headed toward the 215 side. Those are clear-road times, so try the drive at the hour you'd really make it.
Dutch Village is in ZIP 92596 in Winchester. In the year to August 2026, forty-one of its fifty sales were built in the 2000s, and with nine homes listed that August it was the busiest community in Winchester and one of the tighter markets in the valley. A good house here doesn't sit long.
Winchester's pitch is usually the inland trade: more house for the money, and a longer drive to shopping and jobs. You see that most clearly in Dutch Village. The homes are big enough to make the difference obvious.
Large, and more of a mix than you'd expect. In the year to August 2026, nineteen of the fifty sales were between 2,200 and 3,000 square feet and eleven were over 3,000, but six were under 1,600, so the homes aren't all the same. Roughly half of those sales were single story, a higher share than most 2000s tracts have.
In the last twelve months, eleven of the forty-four sales had a private pool, close to a quarter. In the year to August 2026 that was the highest pool share of any community on this site. Count it in the price comparison and in the running cost.
In the year to August 2026, prices split about evenly between $500,000 to $650,000 and $650,000 to $800,000, with five above.
The pool, if there is one. Get the equipment inspected on its own. On a home built around 2005, the pump, heater and plaster are each near or past the point of replacement, and none of those are small numbers.
Then the Mello-Roos on the parcel. Homes built in Winchester in the 2000s went up in the years when Community Facilities Districts paid for the infrastructure, and that special assessment is a big recurring cost on top of the base property tax and the dues. I pull the parcel figure before you write an offer.
And drive the commute from Dutch Village to wherever you work, at the hour you'd really drive it. Winchester's whole value comes down to that trade, and it's the part buyers most often guess at.

Homes built in Winchester in the 2000s came during the years when Community Facilities Districts paid for new infrastructure, so an assessment is common. It's set per parcel and disclosed, so get the number for the exact address.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Dutch Village reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Dutch Village has master association dues. It's also 2000s construction in Winchester, where a Mello-Roos assessment is common, so treat the dues and the special assessment as two separate numbers. Get both before you compare the monthly cost to somewhere closer in. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.
Education

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Temecula Valley Unified or Hemet Unified.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%). Results are withheld for small cohorts to protect pupil privacy. Distances are straight-line from the center of Dutch Village to the school’s published location, a guide to how close it is, not a walking route.
Overview
3,716 people live in Dutch Village, with a median age of 35.4. 84% of homes are lived in by their owner, and the median household earns $75,353. The average commute is 44 minutes each way.
These figures are for the Winchester area. The Census doesn't count Dutch Village on its own, and Winchester itself is unincorporated.

Yes, there are master association dues. Many homes also carry a Mello-Roos assessment, set per parcel, so get both figures for the exact address before you compare monthly costs.
Of the fifty sales in the year to August 2026, twenty-three closed between $500,000 and $650,000 and twenty-two between $650,000 and $800,000, with five above. The homes are big for that money: thirty of those fifty were over 2,200 square feet. Current asking prices are on this page, live from the MLS.
Eleven of the forty-four sales in the last twelve months did, close to a quarter. In the year to August 2026 that was the highest share of any community on this site. Want a pool? Start here. Don't want one? Check anyway, because a pool changes insurance, utilities and maintenance costs.
Usually you get a newer, bigger home for the money, and a longer drive to most shopping and jobs. Before you decide, add the HOA dues and any Mello-Roos assessment to the comparison, since on a 2000s tract home they can close a good part of the gap.
