The Menifee Valley Ranch Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Menifee for years eats.
Also ours: Giovanni's Pizza and Pasta · Robelle's Cookies
Where Menifee actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Menifee beyond the obvious, start with these.
Menifee's golf is Menifee Lakes Country Club: 36 holes on two Ted Robinson courses, the Lakes and the Palms, open to the public, with The Oasis and Menifee Lakes built right around it.
What’s Coming Up
From the City of Menifee’s own calendar, so it stays current without anyone here retyping it. These are Menifee-wide, and most are a short drive from Menifee Valley Ranch.
Check the Menifee calendar ↗ before you set out.
Menifee Valley Ranch, signed “Menifee Ranch” at its entrance, is an early-2000s community of big homes in the middle of the city. The streets are established, Paloma Valley High and Chester W. Morrison Elementary are both on nearby Bradley Road, and the 215 is about five minutes away. The median runs around $675,000 for roughly 2,810 square feet. In August 2026 it was more house per dollar than most of what was selling in Menifee.
It feels settled. The streets went in about twenty years ago, so the trees and front yards have grown up, and the lots are wider than what builders put in now. Drive Young Dove Street if you want a quick look at the frontages.
What I like most is where it sits. You're in the middle of Menifee, so school runs, groceries and the freeway are all short trips. A high school and an elementary are both on Bradley Road, under a mile away.
Menifee Valley Ranch is in Menifee Union School District for elementary and middle school and Perris Union High School District for high school. Chester W. Morrison Elementary and Paloma Valley High are both on Bradley Road. For middle school, Bell Mountain Middle on La Piedra Road and Menifee Valley Middle on Garbani Road are the two closest.
The district assigns schools by address and the lines don't always follow the neighborhood, so send me the address and I'll confirm them before you get attached to a house.
The 215 at Newport Road is only about a mile away, five minutes on a normal day, and Countryside Marketplace is right there with Better Buzz Coffee, Chipotle and the rest of your errands. Loma Linda University Medical Center in Murrieta is about ten minutes south.
Old Town Temecula is around 20 minutes down the freeway. Canyon Lake is about the same distance in the other direction.
Menifee Valley Ranch was built around 2003, before the current wave of master-planned construction in Menifee. That's why the lots are generous and the landscaping has had twenty years to fill in.
Being right in the middle of the city is an advantage people underrate. Shopping, the I-215 and the schools are all shorter drives from here than from the newer tracts on the edges of town.
They're big detached homes, around 2,810 square feet at the median. The floor plans are early-2000s: formal living and dining rooms, plenty of bedrooms, and the deeper lots that were normal before builders started packing homes in tighter.
At twenty-plus years old, the systems are what vary. Two homes the same size can end up far apart on price once you account for the roof, the HVAC and the windows.
At this age I look closely at the roof, HVAC, windows and water heater. If any of them are near the end of their life, that's something we negotiate.
If there's a pool, ask about it. Early-2000s pools around here are often on their second round of equipment.

Homeowners Association
Too few homes are currently on the market in Menifee Valley Ranch reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Menifee Valley Ranch has HOA dues, and because it was built in 2003 it generally came before the Mello-Roos districts that cover Menifee's newer tracts. That can make the monthly cost a lot lower than a newer home at the same price. Check it on the parcel, though, instead of assuming. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Menifee Union, Romoland Elementary or Perris Union High.

About a mile. The Newport Road on-ramp is roughly five minutes away, with Countryside Marketplace right beside it.
Menifee Valley Ranch is a neighborhood in the middle of Menifee, about a mile from the 215 at Newport Road, in Riverside County, ZIP 92584. It isn't its own city, so Menifee's city-wide figures describe the area around it more than the community itself.
About 2,810 square feet at the median, built around 2003. Homes vary, so go by the one you're looking at instead of the community average.
It depends on the parcel, and it's always disclosed. Where a Community Facilities District applies, the special tax is a big ongoing cost on top of your base property tax and any HOA dues, so put it in your monthly number before you decide.
