The Oasis in Menifee: Life in a Gated 55+ Community

The clubhouse, the clubs, 36 holes next door, what homes are selling for in 2026, and the Oasis homes we sold this year.

The Oasis in Menifee is a gated 55+ community of about 1,161 single story homes in the 92584 ZIP code, built mostly between 2000 and 2005 around Menifee Lakes Country Club. Life here runs through a 22,500 square foot clubhouse on Midway Summit Rd with a pool and spa, tennis and pickleball courts, a library, a billiards room and a ballroom, and there are 36 holes of golf right next door. So far in 2026, 62 homes have sold in The Oasis, up from 54 over the same stretch last year, and they're selling faster.

I've been selling homes in Menifee for more than ten years, and The Oasis works differently than anywhere else in town. It's gated, it's single story, and it was planned around the clubhouse and the golf course from day one. This fall we sold two homes on Hidden Lake Dr, so I've spent a lot of time inside the gates lately. For the market numbers and the homes for sale right now, start with our neighbor page for The Oasis. For the map, the schools nearby and the HOA basics, our full Oasis neighborhood guide has it all.

What is it like to live in The Oasis?

Everything starts at the clubhouse on Midway Summit Rd. It's 22,500 square feet, inside the gates, with a full fitness center, a library, a billiards room and a grand ballroom where the bigger events happen. Outside you've got the pool and spa, a barbecue area, an amphitheater, and courts for tennis, pickleball, bocce and shuffleboard, plus horseshoe pits.

Most of what your HOA dues cover lives right here, so when I show an Oasis home I want you to walk the clubhouse and the courts along with the house. That's the part of the purchase people end up using every week.

What does a week at The Oasis in Menifee look like?

Busy, if you want it to be! The Oasis Community Association has dozens of clubs and groups, and the calendar fills up. In a normal week there are tennis and pickleball mornings, a golf group that plays over at Menifee Lakes, line dancing, mah jongg and Mexican Train dominoes, art sessions, water volleyball in the pool, bingo nights and karaoke. There's a travel club and a monthly dinner out, too.

Schedules change, so check the association's clubs page for what's on right now. And if your idea of a perfect Tuesday is a book by the pool, that's on the schedule every day.

Is Menifee Lakes Country Club part of The Oasis?

It's right next door, and it's a big reason people choose The Oasis. Menifee Lakes Country Club has 36 holes on two Ted Robinson courses, the Lakes and the Palms. The club is open to the public, so you book a tee time the same way anyone else does. Some Oasis homes back right onto the fairways, like the one we sold at 29383 Hidden Lake Dr.

What is close to The Oasis?

Countryside Marketplace, where Newport Rd meets the 215, is just minutes away and covers groceries, coffee, errands and a good share of dinners out. The 215 runs north toward Riverside and south toward Murrieta and Temecula, and Old Town Temecula is about twenty minutes south when you want a real night out.

What are homes in The Oasis like?

Single story, almost every one. The median home that sold here this year was about 1,814 square feet, on a lot that's easy to keep up. The plans are practical: wide doorways, low maintenance yards, and plenty of layouts with no steps anywhere.

Condition is where Oasis homes really differ from each other. A lot of them have had only one or two owners since they were built, so the roof, the HVAC and the water heater come up in almost every sale. Two homes on the same street can need very different amounts of work, and that shows up in the price.

What are homes selling for in The Oasis in 2026?

From January 1 to October 19, 2026, 62 homes sold in The Oasis, up from 54 over the same dates in 2025. The typical home took 72 days from listing to closing, down from 81, and sold for 99.9% of its list price. Half of them sold at or above asking. The median sale was $515,000, and price per square foot came in at $282, about 3% under last year's $290, so values are steady. In mid October there were 13 homes for sale and 6 pending.

Here's what that means for you. Buyers are here and they're moving, and the homes priced right from day one are selling close to asking. If you're buying, 13 homes for sale means real choices. If you own here, it's a good time to know your number.

I'm the #1 and top realtor in Menifee by closed sales volume (CRMLS, 2024 to 2026), and our clients have rated us 5.0 on Zillow across 91 reviews. I'd love to put that to work for you in The Oasis.

What should you check before buying in The Oasis?

Start with the age requirement. The Oasis is an age-qualified community, it's a legal restriction with real paperwork behind it, and the association's occupancy rules spell out who can live in the home. Read them for the exact home before you make plans.

Then ask for the clubhouse and amenity schedule and a look at the association's reserves. In a community this established, the reserves tell you whether dues stay steady or a special assessment shows up later. I ask for both on every Oasis home.

Thinking about selling your home in The Oasis?

No pressure here, just honest advice. If you're starting to think about rightsizing, moving closer to family, or you're just curious what your home is worth, this is how I'd start:

  • Get a real number. I'll pull the recent Oasis sales for your floor plan and your street and give you a free home value, plus an estimate of what you'd walk away with after costs.
  • Plan where you're going next. Where, when, and whether it makes sense to buy first or sell first.
  • Ask your tax advisor about Prop 19. It may let you take your property tax base with you to your next home in California. I'm not a tax advisor, so I always send people to theirs before anything else.
  • Bring the family in. A lot of Oasis sales involve adult children or a trustee who lives out of the area. I'm happy to get everyone on the same call and keep them in the loop from start to finish.
