Have an Expert Help You Find Out What Your Home Is Really Worth Today

Discover your property’s value through an accurate evaluation and tailored insight from someone who sells in your neighborhood every month, not an automated guess.

Good to know: the instant estimate isn’t accurate on its own, because it’s missing data about your home. An agent will reach out to discuss your home’s features and give you an accurate valuation.

Why Ours Is Different

What's Your Property Worth?

A valuation is only as good as the comparable sales behind it, and those come from actually transacting here. Jordona Hertz is the number one realtor by volume in Menifee*. The sales we draw on are ones we were in the room for.

We will also tell you when the honest answer is that now is not the moment to sell. That costs us a listing and keeps a client, which is the trade we would rather make.

*Based on closed sales volume in Menifee, CA, per CRMLS data for 2024, 2025 and 2026.

  • What Is a Home Valuation?

An informed opinion of what your property would sell for right now, built from recent comparable sales and adjusted for everything that makes your home different from them. It is the number a listing price is set from.

  • How Is My Home's Value Calculated?

Location, size, age, condition, upgrades and lot position, weighed against what genuinely comparable homes nearby have closed at, then adjusted for what is currently competing with you on the market.

  • How Accurate Is an Online Estimate?

A starting point, not a price. Automated tools cannot see inside your home and routinely miss in newer Riverside County communities, where Mello-Roos and HOA structures vary street by street.

Two Accurate Ways to Value a Home

How Is a Valuation Performed?

  1. Market Analysis

    Comparative Market Analysis

A CMA is the tool an agent uses to value a home. It weighs recent closed sales of properties as similar and as close to yours as possible, prices out each difference between them and your house, and arrives at what your home would have sold for in the same conditions. It is the method behind every listing price we set.

  2. Appraisals

    A Licensed Professional's Opinion

An appraisal is an unbiased valuation ordered by a lender to confirm a property supports the loan against it. The appraiser inspects the home inside and out, sketches the building, photographs the property and street, and compiles recent comparable sales into a formal report. It is usually paid for by the buyer and it answers the lender's question, not yours.

Situations When a Valuation Helps

Why Is a Valuation Important?

  1. Selling

The first two weeks on market draw the most qualified buyers your listing will ever see. Price it wrong and that window is spent being compared unfavorably to better-priced competition, and by the time the price is corrected, the listing reads as stale.

  2. Refinancing

Lenders size a loan against the value of the property, and will usually lend up to 75% to 96.5% of it. Knowing what your home is worth tells you what terms you can expect before you apply, rather than after.

  3. Home Improvements

There is a ceiling on what any street will pay, and it is possible to improve a house straight past it. A valuation shows you where your home already sits against its neighbors, which is what tells you whether a project returns anything.

  4. Equity & Credit

A HELOC needs equity: most lenders want at least 20% before they will lend against a home. A valuation is how you find out whether you qualify, and it is what the lender will use to decide.

  5. Planning

Even with no move in prospect, knowing the number is worth having. It is what lets you respond to an unplanned relocation, an estate, or a sudden need for cash without having to work out your position first.

In Detail

Common Questions

How is a home valuation performed?
An agent starts with recent closed sales of genuinely comparable homes near yours (similar size, age, condition and lot), then adjusts for the differences between those properties and yours. Upgrades, lot position, view, floor plan and any HOA or Mello-Roos obligation attached to the parcel all move the number. Current competing listings matter too, because those are what a buyer will weigh your home against. The result is a range with reasoning behind it, not a single figure.
Why is a home valuation important?
Price is the single biggest decision in a sale, and it is largely irreversible. The first two weeks on the market draw the most qualified buyers a listing will ever see; a home priced too high spends that window being compared unfavorably to better-priced competitors, and by the time the price is corrected the listing is stale. A valuation done properly at the start is what avoids that.
Is an online home estimate accurate?
Automated estimates work from public records and broad patterns. They cannot see inside your home, do not know what you have upgraded, and are frequently wide of the mark in newer Riverside County communities where Mello-Roos districts and HOA structures vary street by street. They are a starting point, not a number to price from.
Does a valuation obligate me to list?
No. Plenty of the valuations we do are for people deciding whether to move at all, refinancing, settling an estate, or simply curious. There is no cost and no obligation, and we would rather you had the right number than the reassuring one.
How is a valuation different from an appraisal?
A valuation is an agent's opinion of what a property will sell for in the current market, used to set a listing price. An appraisal is a licensed appraiser's formal opinion of value, ordered by a lender to confirm a property supports a loan. They answer related questions for different audiences, and they do not always arrive at the same number.
