The Canyon Lake Guide
Everything on this page in one free guide: what homes are selling for right now, HOA dues and Mello-Roos, schools, and the things we only know from selling here. It opens right away and we’ll email you a copy to keep.
Canyon Lake is unusual for California: a whole incorporated city of about 11,000 people behind a gate, built around a private lake that only residents and their guests can use. Inside there are 37 miles of private roads, 18 parks and beaches, an 18-hole golf course, the Lodge, a pool and an equestrian center, all run by the property owners association. The housing market is different from anything else in the valley. It's also where The Hertz Group's office is.
Most of life in Canyon Lake happens on the water or close to it. The property owners association runs 18 parks around the lake, and a lot of them are beaches: Holiday Harbor, Sunset Beach, Indian Beach and Moonstone Beach among them. You get to all of it without leaving the gate.
The Lodge is the restaurant on the lake, with tennis courts beside it, and the Country Club Bar & Grill sits with the 18-hole golf course. There are pickleball courts, a community pool, baseball at Gault Field, a community garden, a senior center and Happy Camp, the association's own campground. If you ride, the equestrian center is inside the city too.
It's quiet. The roads inside carry residents and their guests, so nobody's cutting through on the way somewhere else. The trade is that leaving takes longer than the mileage suggests, especially from the far side of the lake.
There's no public school inside Canyon Lake. The whole city is in Lake Elsinore Unified. Canyon Lake Middle is just south of the city at 33005 Canyon Hills Road, and Temescal Canyon High on El Toro Road in Lake Elsinore serves Canyon Lake for high school. Tuscany Hills Elementary and Cottonwood Canyon Elementary are two of the closest elementary schools.
The district assigns schools by address, so send me the one you're looking at and I'll confirm all three before you get attached to the house.
Railroad Canyon Road is the main way out to the 15 in Lake Elsinore. From the middle of town, the Lake Elsinore outlets are about 20 minutes west and Newport Road at the 215 in Menifee is about the same distance east.
Old Town Temecula is around 35 minutes south. Riverside is about 45 minutes north, John Wayne Airport is roughly an hour and a quarter, and downtown San Diego is about an hour and 40 minutes. Those are clear-road times. Where you live around the lake moves them, and a Friday afternoon moves them a lot more.
Yes. Canyon Lake incorporated in 1990, and it's one of very few cities in the state where pretty much the whole community is gated. Access is controlled. The parks, beaches, golf course and equestrian facilities belong to the Canyon Lake Property Owners Association, and the lake runs through the association too: it leases the recreation rights on the water from Elsinore Valley Municipal Water District. None of it is public.
That setup is the whole point. When you buy here you're buying access to the lake and the community as much as a house, and the market acts like it. Prices move less with the tract home market a few miles away than you'd expect for how close it is.
More than anything else does. The biggest question in Canyon Lake is whether a home is on the water, and if it is, what kind of frontage and dock rights come with it. Main lake, east bay, cove and off-water homes are really four different markets.
After that, it's the view. A hillside home with a clear look at the lake can sell closer to waterfront prices than to the off-water homes next door.
Membership in the Canyon Lake Property Owners Association isn't optional. It comes with the house. The dues pay for the lake, the gates, the parks, the roads and the patrol.
Rules matter here more than in most places. Boats, docks, guests, rentals and exterior changes all have them. Read them before you buy, and we'll get you the current documents during your investigation period so you're not finding out after closing.
Canyon Lake is a small market, and the least like the others. In the twelve months to October 2026, 216 homes sold here, against Menifee's 1,670. In August 2026, 96 were listed. It's also the only city on this site that's gated from edge to edge. Murrieta has gated communities inside it, like Bear Creek and Greer Ranch. The city itself is open.
Four of those 216 sales were built in 2015 or later. In the year to August 2026, 155 of the homes sold here were built before 1990. The city's basically finished. It's a gated lake community with a fixed boundary and no room left to build, and that scarcity is why prices here don't behave like the cities around it. Fifty-one of the 216 sales in the last twelve months closed above $1 million, and 18 came in under $500,000.
The premium here comes from the water, and square footage runs a distant second. In the last twelve months, sixty-two sales had a private pool and 130 were single-story, but the thing that really sets the price is where a house sits on the lake. Lake Elsinore has a bigger lake and none of this scarcity, with 844 sales against 216. Put the two side by side and you can see what the gate and the fixed boundary are worth.
Canyon Lake and Lake Elsinore share a school district and each has a lake. That's about where it ends. Lake Elsinore sold 844 homes last year to Canyon Lake's 216, and put six above $1 million where Canyon Lake put fifty-one. Lake Elsinore built 273 of its homes since 2015. Canyon Lake built four.
Then there's Menifee. Menifee's sales came to 1,670, none of them above $1.5 million, and two thirds were single-story tract homes. Canyon Lake sold 216. Thirteen of those went above $1.5 million. And in the year to August 2026, 155 of Canyon Lake's sales were built before 1990.
So the choice is rarely Canyon Lake against the next city over on price. It comes down to whether you want the gate and the lake enough to take an older house in a small market. If you want new construction at Canyon Lake prices, Winchester is usually the better search, since 516 of its 719 sales were built since 2015.

Your payment
An estimate for planning only, not a loan offer, quote or financial advice. Your actual payment depends on your lender, credit and final terms.
An estimate, not a quote. The rate and tax rate are defaults you can change, and homes in newer parts of the valley often carry a Mello-Roos special tax on top. Put it in the HOA field if you know it, and ask us if you do not.
Homeowners Association
Too few homes are currently on the market in Canyon Lake reporting association dues to publish a reliable range. Ask us and we will pull the current figure for a specific address.
Every property comes with mandatory membership in the Canyon Lake POA. The dues pay for the lake, the gates, the security patrol, the private roads, the parks and the recreation facilities. They're the reason the community works, and there's no getting out of them. Ask for the association's governing documents, the current dues, any pending special assessment, and the reserve study. In California the seller is required to provide these under Civil Code §4525, and the time to read them is your investigation period rather than after it.

Confirm the boundary. Attendance areas are set by the district, do not follow community lines, and are redrawn as schools open, so check the assigned schools for the specific address rather than the neighborhood. Ask Lake Elsinore Unified or Riverside County Office of Education.

Standing compares each school’s share of pupils meeting the state standard in English and mathematics to the 2024 California averages (47% and 36%). Canyon Lake is a gated city of about 11,000 people built around a private lake. Inside the gate there are 18 parks and beaches, an 18-hole golf course, the Lodge restaurant, tennis and pickleball courts, a community pool, an equestrian center and a campground called Happy Camp, all run by the Canyon Lake Property Owners Association. The roads are private and carry residents and their guests, so it stays quiet.
All of Canyon Lake is in Lake Elsinore Unified, and there's no public school inside the city. Canyon Lake Middle is just south on Canyon Hills Road, and Temescal Canyon High on El Toro Road in Lake Elsinore serves Canyon Lake for high school. The district assigns by address, so send me the address and I'll confirm the schools for that home.
Railroad Canyon Road takes you west to the 15 in Lake Elsinore, and the outlets there are about 20 minutes from the middle of town. Newport Road at the 215 in Menifee is about 20 minutes east. Old Town Temecula is around 35 minutes and Riverside about 45, on clear roads.
Scarcity. It's a gated lake community with a fixed boundary and almost no new construction, and four of the 216 sales in the year to October 2026 were built in 2015 or later. Fifty-one of those 216 closed above $1 million, and 18 came in under $500,000. You're paying for the lake, and for the fact that nobody's making more of it.
No. That's the biggest thing to know about this market: 155 of the 216 sales in the year to August 2026 were homes built before 1990, and four were built in 2015 or later. Expect an established house. On homes that age, the roof, HVAC, electrical and windows are replacement questions, so budget for them.
No. Use of the lake is private to the Canyon Lake Property Owners Association, which leases the recreation rights from Elsinore Valley Municipal Water District. In practice that means residents and the guests they bring. It's the heart of the community's value, and it's why the market here acts differently from the cities around it.
Yes, and it's one of the few in California. Canyon Lake incorporated as a city in 1990 and stayed a gated community with controlled access. Inside the gate the association manages 37 miles of private roads.
The dues pay for the lake and its facilities, the gates and security patrol, the private roads, the parks and beaches, and community recreation like the pool, the Lodge and Country Club facilities. Membership comes with the property and it's mandatory. You'll get the current dues and governing documents during your investigation period.

Selling
A Canyon Lake seller with a dock out back tends to worry about the wrong thing first. They picture a buyer's financing falling through, or an inspector finding something in the crawl space. What actually slows these closings down almost never touches the house. It starts the moment escrow opens, and it starts whether the seller is ready or not.

Area Life
The morning of July 5 has a particular quality inside the gates. The Main Causeway is quiet, the buoys around Skipper's Island are still floating in their 350-foot ring, and the Lodge parking lot is finally empty for the first time in twenty-four hours. It looks like the season peaked last night. It didn't.
