Thinking about selling in Canyon Lake and wondering what it'll actually cost you? Good question, and most people only hear the commission part. Here's the whole list, the way I walk my sellers through it before we ever put a sign out.
First, the market you're selling into. In the twelve months to mid October 2026 there were 215 sales in Canyon Lake at a median of $732,000. The median home took 46 days to sell, and sold for about 96% of its first asking price. So yes, buyers here negotiate. Pricing it right on day one matters more than anything on this list.
The costs, line by line
| Cost | Who usually pays | What to expect |
|---|---|---|
| Commission | Seller | The biggest line, and it's negotiable |
| County transfer tax | Seller | $1.10 per $1,000 of the price |
| Escrow fee | Usually split | Get a quote, it depends on the price |
| Owner's title policy | Usually the seller here | Based on the price |
| Canyon Lake POA documents | Seller | Ordered through HomeWiseDocs, paid up front |
| Natural hazard report | Seller | A small flat fee |
| Termite report and repairs | Negotiated | Only the repairs you agree to |
| Property taxes and POA dues | Seller | Prorated to the day you close |
| Your loan payoff | Seller | Whatever you still owe |
Commission
It's the biggest number and it's negotiable. Since August 2024, what the buyer's agent gets paid is no longer offered through the MLS, so it gets worked out separately. We'll talk through it before you list, so there are no surprises.
Transfer tax
Riverside County charges a documentary transfer tax of $1.10 for every $1,000 of the sale price, and the seller pays it. On a $732,000 sale that's about $805. Only the City of Riverside adds its own on top. Canyon Lake doesn't.
The Canyon Lake POA part
This is the one people forget. Canyon Lake is a gated community, and the Canyon Lake POA sends its resale documents (CC&Rs, bylaws, budget, minutes, any violations on the property) through HomeWiseDocs.com, paid up front. The demand, which shows anything owed or open on your property, needs your written okay. Order early. A violation on the letter can hold up your escrow.
The house itself
Most Canyon Lake homes were built in the 1970s and 80s. 133 of the 196 single family homes that sold in the last twelve months were from those two decades. Buyers' inspectors will find things on a house that age, so expect some back and forth on repairs or a credit. Fixing the obvious stuff before you list, like a roof leak, an old water heater or a broken gate, usually costs less than the credit a buyer asks for.
What's left for you
Take the price, subtract the commission, the transfer tax, escrow and title, the POA documents, any repairs or credits, the prorated taxes and dues, and your loan payoff. What's left is your number.
I'll put all of that on one page for your house, your price and your loan, before you decide anything. It's called a net sheet and it's free.
