The City
Murrieta is 6 communities inside one city limit, and they are not interchangeable. They differ by decades of construction and by hundreds of thousands of dollars at the median. This is where each of them sits.
Boundaries from the US Census Bureau. Gray areas are neighboring communities, shown for orientation only. The gold dots are communities with no published boundary. Their position is the median location of their listings in the MLS, so they mark where a community is rather than where it ends.
Community by Community
What is on the market in each, today, straight from the California Regional MLS. Every one has its own guide with the schools, the dues and the monthly cost worked through.
La Cresta45 for sale · $1.99MLa Cresta is the acreage community on the Santa Rosa Plateau above Murrieta, up Clinton Keith Road from the 15. Parcels run five acres across much of it, horse property and trail access are common, the hills are dotted with oaks, and the Santa Rosa Plateau Ecological Reserve is right next door. It's the most distinct market we work in, and it doesn't behave like anything below it.

The Murrieta Guide
Murrieta is 6 communities, and they aren’t interchangeable. Different builders, different decades, different monthly costs for the same asking price. The guide walks through each one: what it’s like, what it really costs to own, and what to check before you write an offer.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Murrieta for years eats.
Where Murrieta actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Murrieta beyond the obvious, start with these.
Murrieta has more good golf inside twenty minutes than anywhere else in the valley: the course a community is named for, and the one down in the De Luz canyon with a grill attached.
What’s Coming Up
From the City of Murrieta’s own calendar, so it stays current without anyone here retyping it.

Murrieta sits where the I-15 and I-215 meet, between Temecula and Menifee, and living here mostly means everything is close. Old Town is on Washington Avenue, the Santa Rosa Plateau's oak trails are about 12 minutes from City Hall, and Old Town Temecula is about ten. The homes cover the widest range in the valley. Last year 1,519 sold here, from tract resales under $500,000 to gated golf estates above $1.5 million.
Murrieta is a big city that's easy to get around. Most neighborhoods are a short drive from a grocery store, a park and an on-ramp to the 15 or the 215. The west side climbs toward the Santa Rosa Plateau, and up on top La Cresta runs to parcels of about five acres. The east side is where the newer master plans went in, Spencer's Crossing among them.
The older half of the city is Old Town, along Washington Avenue, where the street clock stands. Murrieta Hot Springs has its mineral pools restored and open again as a resort. Nonno's Ristorante is the Italian place that's packed on a Friday. Talia Kitchen's patio under the lights is the table to ask for, and PUBlic has fire pits on the patio and a burger worth the walk.
Weekends go outside when it isn't too hot. The Santa Rosa Plateau Ecological Reserve covers 9,000 acres of oak woodland, bunchgrass prairie and vernal pools, and Tenaja Falls drops five tiers in the Cleveland National Forest, best after the rain and not in August. Golf comes in two flavors. The Golf Club at Rancho California is a public Robert Trent Jones Sr. course at 7,036 yards, and Bear Creek Golf Club is a Jack Nicklaus course from 1982 that's members only.
From City Hall, Old Town Temecula is about ten minutes south and the Santa Rosa Plateau visitor center is about 12 minutes west. Loma Linda University Medical Center in Murrieta is about 12 minutes, up by the 215 at Clinton Keith Road.
Both freeways meet at the south end of the city. So from most Murrieta neighborhoods, picking the 15 or the 215 comes down to which way you're headed.
Murrieta incorporated in 1991 and grew fast over the next two decades, and it filled in with the everyday stuff: hospitals, a well-regarded school district, established shopping, and homes from starter houses to big custom properties.
Most people looking at Murrieta are also looking at Temecula. Temecula has the wine country and its Old Town. Murrieta has that practical side, and a lot of buyers find they get more house for the money here.
Murrieta Valley Unified School District is one of the reasons buyers give most often for choosing the city, and it drives demand inside specific attendance boundaries. It has three comprehensive high schools: Murrieta Valley High on Fullerton Road, Vista Murrieta High on Clinton Keith Road and Murrieta Mesa High on Los Alamos Road.
The district assigns schools by address, and the lines don't follow neighborhood names. One street can change the answer, so send me the address and I'll confirm the schools before you write an offer.
Murrieta sold 1,519 homes in the twelve months to October 2026. In August 2026 there were 410 on the market.
The price range is the bigger story. Two hundred and twenty-seven of those sales closed under $500,000 and one hundred and twenty-two closed above $1 million. Over the same twelve months, Menifee had 14 sales above $1 million. Temecula had 53 below $500,000. So if you don't know your budget yet, Murrieta gives the answer the most room to move.
Five hundred and sixty-five of those sales were single-story, three hundred and eighty had a pool, and one hundred and seventy-nine were in age-restricted communities. Ninety-seven of those were in The Colony. In the year to August 2026, eighty-four sat on an acre or more.
Six Murrieta communities have their own guide on this site, and between them they cover most of what the city offers. Three are gated. Bear Creek is the golf end, 621 homes around a private Jack Nicklaus course with a $1,460,000 median, and Greer Ranch is 693 hillside homes with a clubhouse and two pools. The Colony is guard-gated and 55+, with its own golf course and a $350 median monthly assessment.
Copper Canyon sits at the other end with no association at all. It had 26 sales at a $779,000 median, two City of Murrieta parks instead of dues, and no architectural control either. Spencer's Crossing is the newest and still building, with 71 sales a year. The Colony had 97 over the same twelve months. La Cresta is the acreage. Up on the plateau, parcels run about five acres.
Think about what you're trading. At Bear Creek, Greer Ranch and The Colony, the dues buy amenities and control, and Copper Canyon gives up both to keep the monthly number down. Spencer's Crossing is the one where you can put a builder's standing inventory next to a five-year-old resale on the next street and compare them directly.
The homes are more varied than Menifee's. Older established neighborhoods sit right next to newer development, and the larger custom properties are up on the western hillsides.
The freeway junction is the commuting advantage. San Diego County is south on the I-15, the Inland Empire is north, and Orange County is by way of the SR-91. That same junction backs up at rush hour, so drive it in traffic before you commit.

Top Realtor in Murrieta: the record and homes we soldOld Town Murrieta on Washington Avenue, the restored mineral pools at Murrieta Hot Springs, and the Santa Rosa Plateau Ecological Reserve, 9,000 acres of oak woodland and vernal pools west of the city. Tenaja Falls is a five-tier waterfall in the Cleveland National Forest. For golf, The Golf Club at Rancho California is public, and Bear Creek Golf Club is members only.
Right next door. Old Town Temecula is about ten minutes from Murrieta City Hall, and the two cities share the I-15 corridor.
Yes. Loma Linda University Medical Center has a hospital in Murrieta, by the 215 at Clinton Keith Road, about 12 minutes from City Hall.
They're next-door neighbors with different personalities. Temecula has Old Town, the wine country and a bigger tourism economy. Murrieta tends to give you more house for the money, a well-regarded school district and a more central spot on the freeways, since the 15 and the 215 meet here. Which one is better depends on whether you care more about character or practicality, and Old Town Temecula is only about ten minutes from Murrieta City Hall, so spend a day in each.
It depends a lot on which part of the city. Of the 1,519 sales in the year to October 2026, 227 closed under $500,000 and 122 closed above $1 million. At the top end, Bear Creek's median was $1,460,000. Copper Canyon, with no association at all, was $779,000.
Start with what you want to pay each month, not the name you've heard. Bear Creek, Greer Ranch and The Colony are gated and charge for it, $295 to $745 a month at Bear Creek. Copper Canyon has no association and no fee, and no architectural control either. Spencer's Crossing is still building and adds a Mello-Roos assessment. La Cresta is acreage, about five acres a parcel across much of it. All six have their own guide on this site with real sales figures.
Three of the six we cover. Bear Creek is 621 homes around a private Jack Nicklaus golf course. Greer Ranch is 693 hillside homes with a staffed guardhouse. The Colony is guard-gated and age-restricted to 55 and over. All three are run by professional management companies, and all three charge dues that reflect what's behind the gate.
Yes. Last year 179 of the city's 1,519 sales were in age-restricted housing, and 97 of them were in The Colony. It's a guard-gated 55+ community inside California Oaks with a golf course, pool, clubhouse and courts for around $350 a month. The valley's other large 55+ community is Sun City, next door in Menifee.
Murrieta Valley Unified School District serves most of the city, and it's one of the main reasons buyers choose Murrieta. Its three comprehensive high schools are Murrieta Valley High, Vista Murrieta High and Murrieta Mesa High. The district assigns schools by address and the boundaries don't follow neighborhood lines, so confirm them for the exact home.
