The City
Menifee is 14 communities inside one city limit, and they are not interchangeable. They differ by decades of construction and by hundreds of thousands of dollars at the median. This is where each of them sits.
Boundaries from the US Census Bureau. Gray areas are neighboring communities, shown for orientation only. The gold dots are communities with no published boundary. Their position is the median location of their listings in the MLS, so they mark where a community is rather than where it ends.
Community by Community
What is on the market in each, today, straight from the California Regional MLS. Every one has its own guide with the schools, the dues and the monthly cost worked through.
Audie Murphy Ranch17 for sale · $770KAudie Murphy Ranch is a master-planned community in Menifee, named after the war hero and actor who once ranched this land. Paseos run between the streets, the Ranch House has two pools and a spa, and Taawila Elementary sits inside the community on Stage Coach Road. It's one of the most searched neighborhoods in the city, and it's also the one where the list price tells you the least about what you'll really pay each month.

The Menifee Guide
Menifee is 14 communities, and they aren’t interchangeable. Different builders, different decades, different monthly costs for the same asking price. The guide walks through each one: what it’s like, what it really costs to own, and what to check before you write an offer.
Jordona’s Picks · A Local’s Guide
The list we actually give people. Some of these you would drive straight past without a local telling you; some are names you already know and are simply the right call. Either way, this is where a family who has worked Menifee for years eats.
Also ours: Giovanni's Pizza and Pasta · Robelle's Cookies
Where Menifee actually goes out: the sports bars with the game on, the patios that stay busy after dark, and the room with a band in it. Not a long list, because it is not a long list.
Not the attractions list, just the places people here actually go on a weekend. If you are working out what there is to do in Menifee beyond the obvious, start with these.
What’s Coming Up
From the City of Menifee’s own calendar, so it stays current without anyone here retyping it.
Check the Menifee calendar ↗ before you set out.
Menifee is one of the fastest-growing cities in Riverside County, a string of master-planned communities along the I-215 corridor between Riverside and Temecula. The pools, paseos and parks are built into the neighborhoods, two thirds of the homes that sell here are single-story, and all summer the city puts on free Friday nights in the park. It's been drawing buyers priced out of Orange County and coastal San Diego for a decade, and it's where we do most of our business.
You live in Menifee by neighborhood. Your community has its own pool, its own paseos and its own park, and that's where most of the week happens. Then Newport Road is where you go for everything else.
Countryside Marketplace sits at Newport and the 215, and it can eat most of an afternoon. Better Buzz Coffee and the Breakfast Club of Menifee are both on Haun Road. Go to the Breakfast Club early on a weekend or expect to wait.
For getting outside, Salt Creek Trail runs east through the city, Wheatfield Park has the ball fields, and Gale Webb Action Sports Park is the city's skate park and pump track. On the edges of town there are riding trails looking out toward the San Jacintos. And all summer the free Friday nights move between the city parks, with movies and Moonlight Markets.
Most of Menifee is in Menifee Union School District for elementary and middle school. Heritage Lake, up on the north side, is in Romoland School District instead. High school is Perris Union High School District. Paloma Valley High is on Bradley Road in the south of the city and Heritage High is on Briggs Road in the north.
Boundaries follow streets, not community names, so two homes a mile apart can land in different schools. I check the assigned schools for the exact address before you write an offer.
Old Town Temecula is about twenty minutes south when you want a real night out. Riverside is roughly 35 minutes north on clear roads, and Ontario International Airport is a little under an hour.
Downtown San Diego is about an hour and a half with no traffic, which almost never happens at commute time. Try the drive at the hour you'd actually leave.
Menifee became a city in 2008, pulled together from several older unincorporated communities, and you can still see it on the map. There's no single downtown. You get separate neighborhoods instead, like Audie Murphy Ranch, Heritage Lake, Menifee Lakes, The Lakes and Sun City, each with its own amenities and its own cost structure.
So the city name tells you very little about a property. Two homes with the same square footage in two different Menifee communities can be far apart on the monthly cost once you count special taxes and HOA dues, and they can feel like completely different places.
Newer homes, bigger lots for the price and parks built right into the master plans. That's the practical case for Menifee over the older, denser housing closer to the coast.
There's also a big 55-plus market, mostly in Sun City and the age-restricted communities around it. That's one of the reasons prices here hold up when first-time buyer demand softens.
The I-215 runs the length of the city, north toward Riverside and south to Murrieta and Temecula, where it meets the I-15. The two biggest groups of commuters here head south to San Diego County or north into the rest of the Inland Empire.
Newport Road and Scott Road are the main east-west roads, and which side of them a home sits on changes your daily drive more than you'd think. Ask me about that before you fall in love with a floor plan.
Menifee has more homes inside Community Facilities Districts than almost anywhere else we work. The Mello-Roos paid for a lot of the roads, schools and parks people move here for, and it's a real line on your tax bill.
Ask for the assessment on that exact parcel, never the community average. We pull it on every home we show, along with the HOA dues and what those dues actually cover.
Menifee is a busy market. In the twelve months to October 2026, 1,670 homes sold here. In August 2026, 355 were listed for sale.
Now look at the price bands. Four hundred and ninety-seven sales closed under $500,000, fourteen closed above $1 million, and none sold above $1.5 million, against 95 in Temecula. Under $600,000? Start your search here.
Two numbers explain the housing better than price does. 1,138 of the 1,670 sales were single-story. That's two thirds, against roughly a third in Temecula. And 496 were in age-restricted communities, which means Sun City and The Oasis, so Menifee is where the valley's 55-plus market really is. The new construction sits right alongside all of it: 517 of those homes were built in 2015 or later.

#1 Top Realtor in Menifee: the record and homes we soldMenifee is a city of master-planned neighborhoods along the I-215, incorporated in 2008, with no single downtown. Most daily life happens in your own community's parks and pools and along Newport Road, where Countryside Marketplace is. The city runs free Friday nights in the parks all summer, Salt Creek Trail runs east through the city, and Old Town Temecula is about twenty minutes south.
Not yet. The complex off Newport Road was approved in 2017, stalled in 2019 and was torn down after the city declared it a public nuisance. Menifee Town Center is entitled for a theater and a bowling alley, but nothing has opened. The closest screens are fifteen to twenty minutes away in Murrieta or Temecula.
Mostly because the homes are newer, smaller and further from the freeway junction. Of 1,670 sales in the year to October 2026, 497 closed under $500,000 and fourteen went over $1 million. Temecula had 257 above that mark. If you're buying under $600,000, start your search here.
Yes. In the year to October 2026, two thirds of Menifee's sales, 1,138 of 1,670, were single-level, compared with roughly a third in Temecula. Part of that is the age-restricted communities and part is the tract homes, and it means you can actually shop for a single-story plan here instead of waiting for one.
It's one of the easier places to get started in Riverside County, mostly because there's so much newer construction and a range of communities at different prices. What first-time buyers miss most often is that the monthly cost includes Mello-Roos and HOA dues on top of principal, interest, taxes and insurance. That can change what you can comfortably afford by a lot.
Menifee Union School District covers elementary and middle school for most of the city, Romoland School District covers Heritage Lake on the north side, and Perris Union High School District covers high school. Paloma Valley High is on Bradley Road and Heritage High is on Briggs Road. The boundaries don't follow community lines neatly, so check the assigned schools for the exact address, not just the neighborhood.
Menifee sits on the I-215 about halfway between Riverside and Temecula. You get to San Diego County by heading south on the I-215 to the I-15, and to Orange County by heading west on the SR-74 or the SR-91. Commute times change a lot with the time of day, so try the drive at the hour you'd really leave before you commit.
