Thinking about a brand new home in Menifee? Love that. Here's the one thing I need you to know before you walk into a single model: bring your own agent on the very first visit. Most builders will only let you add an agent if they're registered with you the first time you sign in at the sales office. Walk in alone, sign the guest card, and you've usually just decided you don't get one.
I'm Jordona Hertz, the #1 and top realtor in Menifee by closed sales volume, and I get the call every month from someone who already toured, already fell in love with a lot, and now wants help negotiating. Sometimes we can fix it. A lot of the time we can't.
The person at the model works for the builder
The sales rep at the model home is usually great, friendly, and knows every floor plan. They also work for the builder, and their job is to sell the builder's homes at the builder's price. That isn't a knock on them, it's just who is paying.
Your own agent works for you. On a new build that means:
- Telling you which incentive is actually worth the most (a rate buydown, closing costs, or upgrades rarely add up the same)
- Comparing the base price against what resale homes nearby are selling for
- Reading the purchase contract, which is the builder's contract, written by the builder's lawyers
- Pushing on lot premiums and upgrade pricing before you sign, not after
- Getting your own inspections done, at framing and before the final walk
- Keeping track of the dates, the deposits and the walkthroughs so nothing slips
And in most cases the builder pays your agent, not you. Ask the sales office to confirm that in writing for the community you like.
How many Menifee buyers skip their own agent
In the last 12 months the MLS recorded 133 new construction sales in Menifee, at a median of $657,990. On 34 of them, about 1 in 4, the buyer had no agent of their own on record. Builder sales that never go through the MLS aren't in that count at all, so the real share is probably higher.
That's a lot of people signing a builder's contract with nobody in their corner.
Who is building in Menifee right now
These are the builders listing communities in Menifee as of October 2026. Starting prices are what the builders and the big new home sites show, and they change constantly, so treat them as a starting point:
| Builder | Communities | Listed from |
|---|---|---|
| Lennar | Legado (Tesoro, Armonia, Belleza), Quartz Trail, Heritage Village | about $385K to $658K |
| Pulte | Banner Park (Heritage, Merit, Crest), Trailview at Cimarron Ridge | about $629K to $686K |
| Richmond American | Riverwalk Village at Town Center, Oakstone, Legacy at Braverde | about $547K to $645K |
| KB Home | Ladera, Amelia and Gatsby at Nautical Cove | about $535K to $620K |
| Del Webb (55+) | Arbor at Cimarron Ridge | ask the office |
| Taylor Morrison | Oliva at Siena | about $420K |
Pulte has been the busiest on the MLS this year by a mile. If you want the full list of what's open, the floor plans that are selling fastest, and what each office is offering this month, that's exactly what I pull together for buyers before we go.
How incentives really work
Builder incentives usually come in a few flavors: money toward your closing costs, a rate buydown (often tied to the builder's own lender), design center credit, or a price cut on a home that's already built. A few things to know:
- The best deals are usually on inventory homes, the ones already built or close to done. The builder wants them closed this quarter.
- The rate buydown often only works with their lender. Compare the full loan estimate side by side with an outside lender before you decide.
- Upgrades don't all come back at resale. Structural upgrades and a better lot usually hold value better than finishes you can change later.
- Lot premiums are negotiable more often than people think.
Building it vs. buying resale
Sometimes the answer is a three year old home down the street. Menifee's median sale across all homes in the last 12 months was $575,000, so a newer resale with the window coverings, landscaping and fences already done can come in well under a new build. I'll show you both side by side and you pick.
Your first step
Before you visit any model, text me or call me. I'll register you with the builder ahead of time, or meet you there, and you get your own representation from day one. We've helped buyers through D.R. Horton in Winchester and Taylor Morrison in French Valley, and we know these offices.

Frequently Asked Questions
Do I need my own realtor to buy a new construction home in Menifee?
You don't have to have one, but you should. The sales rep at the model works for the builder. Your own agent compares the price and incentives, reads the builder's contract, and pushes on lot premiums and upgrades, and in most cases the builder pays that agent, not you. Confirm the builder's agent policy in writing before you sign.
Does my agent have to come with me on the first visit to a builder?
With most builders, yes. Many only add an agent if the agent is with you, or registers you, on your first visit to the sales office. If you visit alone and sign the guest card, the builder may not let an agent be added later. Call your agent before your first visit so they can register you.
How much do new construction homes cost in Menifee?
In the last 12 months the MLS recorded 133 new construction sales in Menifee at a median of $657,990. Builder starting prices listed in October 2026 run from about $385,000 to about $686,000 depending on the builder and community, and they change often, so check current pricing with each sales office.
Which builders are building new homes in Menifee?
As of October 2026, Lennar (Legado, Quartz Trail, Heritage Village), Pulte (Banner Park, Trailview at Cimarron Ridge), Richmond American (Riverwalk Village at Town Center, Oakstone, Legacy at Braverde), KB Home (Ladera, Nautical Cove), Del Webb (Arbor at Cimarron Ridge, 55+) and Taylor Morrison (Oliva at Siena) all list communities in Menifee.
Are builder incentives in Menifee worth it?
Often, but compare them. The biggest discounts are usually on homes that are already built. A rate buydown frequently requires the builder's own lender, so put its full loan estimate next to an outside lender's. Structural upgrades and a good lot tend to hold value at resale better than finishes you can change later.
